Single-family house with 190 sqm - What do you think about the design? Feedback?

... and I don't see the 10% gradient priced in. If this is partially within the building area, a basement will be on the update list.

The conservatory with shading not included either. The garage neither. The 190 sqm neither. Which fool gave you the price estimate of 450k€???

You don't have to build the slope.
But what is a carport supposed to do in front of a garage?

What stands out: the staircase is too short. And the upper walls should be on top of the lower ones. More or less. At least the statically relevant ones.
The room with 3.90 in width is borderline. Not nice. Too narrow. Not only for furnishing, but also in terms of spatial effect.
A sofa is deeper than 60 cm after all...

Well, explain to someone what 60 cm are.

Since the staircase is too short anyway, and the walls on the upper floor are poorly placed, I'll save myself further elaboration.

The staircase is planned with 3.90m - is this too short? Can you build without a basement at 10%? We currently don't have one either and actually don't need one. How much should be planned for earthworks? We had calculated ancillary building costs of €80,000. The price is only for the house including the floor slab. Garage etc. are of course not included.

If you don't have the 10% within the building window, then it's possible without a basement. But I doubt that.

Pure assumption: Your plot is 22m wide and the slope goes from the street down to the garden boundary, then you have a height difference of 2.2m over the 22m.

If the slope is theoretically evenly distributed over the plot, you will have a height difference of 1.1m in the house area. Now you can imagine how thick the floor slab will be on the terrace side if you build without a basement?!?!

Our construction phase with 22 plots is on a hillside. We ourselves got about a 13% slope (about 3m over 22m). Basement, civil engineering work, and slope stabilization cost us over 100k€ extra.

4 plots away, a neighbor built without a basement; there the floor slab is about 2m thick. He may have saved 20-30k€. It looks awful. Because of those few bucks less, he gave up 70sqm of usable space. Wonderful.

I would rethink the planning once again. A piece of wall protrudes into the living room, which does not look nice. There is no wardrobe in the hallway, and under the straight staircase with the large opening to the living room, it also does not look good. The guest WC does not need to be that large and would be better located at the entrance. Upstairs, given the size of the house, one could plan a nice master area with a dressing room, and I would plan a large, bright hallway (with a window) from which a children's room can still be separated later. Why plan so many individual rooms when you are not yet planning any children. I would also not place the bathroom directly on the bedroom wall behind the bed. I would rethink this once again.
