Let's do exactly that. Access from the valley side. There have been no problems regarding insulation, etc. so far.

Yes, about 50%. One half is office and kitchen, the other terrace

If the garage is reasonably "at ground level" from the valley-side street perspective, you have storage space meaningfully used at roughly neutral cost.
