Single-family house from 1987. Evaluation of the price and the "necessary" work

Admittedly, I hadn’t considered the basement, or rather not Keler. I only had the 120 sqm living area in mind. Ok, it’s a bit bigger, more land, slightly cheaper, but 30 years older.

And if you yourself already say what all needs to be NEW, bathrooms, floors, doors, and you want to reduce the high monthly costs, then roof/facade/windows/heating… come into play.

Then you will certainly be around 150k€ without much effort…
There are some renovators here who can provide better numbers/assessments.

It would also be interesting to know the current temperature in the house, especially the upper floor.

Of course, you can also leave everything as is and only wallpaper/paint, after all, the house is currently inhabited.

Sooner or later, however, you will certainly start with extensive renovation. Better to do it right away then.

What still needs to be said is that most of it would happen independently, or with friends/family/acquaintances. Of course, not everyone works "for free," but the "professionals" get 20€/hour for work that I don't do myself – electricity, for example. So the usual market prices for renovation do not apply here. Maybe I should have mentioned that earlier, sorry :) I will also get materials somewhat cheaper since I have friends/acquaintances in all trades...

Unfortunately, I can't give you a current temperature... But we had the inspection at a crisp 30°C, full sun, and no clouds. We didn't have a bad feeling on the upper floor. I know, of course, this is not a well-founded statement :) But we play (children's room), sleep (parents' room), and occasionally work (home office) in the current upper floor, so you definitely notice what's going on :)

We didn’t suddenly hit a wall when we went to the upper floor... all the windows were closed too.

With own labor or without?
- Basement ceiling insulation €1-2k with own labor (even two left hands are enough for that)
- Windows + front door €25k
- Roof insulation -,- depends on how it’s done. If the tiles have to come off, it will of course be more expensive than if only the drywall has to be removed. So between €20k and 50k (?). If the tiles have to come off, you could of course just put new ones on right away
- WP - with own labor €7k, from a professional company €20k

All very rough estimates only.

But it must be said that the gas consumption is standard for a house of this size. And until before the war, you would have been paying around €150 per month. More modern houses that do not consume at this scale will also cost accordingly, as they will almost be new builds. Meaning, almost every average house currently costs €500 in gas. Perhaps consider transitioning to heating with wood stoves, I am installing one myself right now. Be a bit creative and don’t be scared by the gas prices; you will have to pay them in rent anyway.
