But the price will probably be adjusted by a maximum of €10,000. However, we don’t want to gamble and hope that the agent "bluffs". The house was basically already sold (that’s why the listing was deactivated at the time) The notary appointment was already set. But a day before it was canceled due to financing not being secured)
Otherwise, it came out that there is a programmable underfloor heating installed on the ground floor. But it’s not mentioned in the listing.
Regarding consumption, the nice owners couldn’t say much. For them, it was normal :)
Underfloor heating runs almost constantly. Every room is always heated to 21°, etc.
We were again enthusiastic about the house and can imagine everything very well there. That’s why we have now set everything in motion to buy the house. The bank’s written "preliminary" approval is available and was sent to the agent yesterday. Agent and bank are now supposed to communicate regarding the further procedure. We need about 2 weeks of processing time for the bank, due to mortgage swap etc. That takes a bit. The agent is supposed to "reserve" the house for us during this period.
In this context, there will be another conversation with the owners about concessions (the above-mentioned €10k). If nothing comes of it, that’s a pity, but the house will be bought anyway. The location, the land value, the (for us) fantastic plot with the "forecourt", etc., are simply too good for us to miss the chance to get such a great house with the property.
Heart also plays a big role here. I’ve said it many times already. This is the perfect location for us. Especially for the daughter. I grew up there. Family lives in the immediate vicinity. Kindergarten within walking distance. Primary school and secondary schools also within walking distance, etc.
I’m also in contact with an energy consultant regarding energy-efficient renovation in parallel. What exactly should or must be done.
But I have also spoken with many other acquaintances, including acquaintances living in this "settlement". The general tenor: new roof? Why? Everything is in top condition. The old Frankfurt tile lasts 60-70 years (storm damage, of course, excluded)
If the energy consultant (who is also a master roofer) confirms this as well, I will leave the roof as it is and take care of it in 25 years.
The plan is therefore to fully equip the entire south side with photovoltaics. After 20-25 years, the roof and photovoltaics can be renewed.
Possibly solar thermal (currently still subsidized by 25%) to support the gas heating. Although the general opinion here is photovoltaic or nothing?! :)
The basement ceiling will be insulated. New front door, conservatory new - that one is done. All windows also new. Fireplace, will see to what extent it can be made water-bearing. That is supposed to bring a lot too.
Yeah. Plus all the modernizations. New bathrooms. New floors, paint walls, pull some cables, new kitchen, new garage door, etc.
