Single-family house from 1987. Evaluation of the price and the "necessary" work

Yep. That's exactly how it is. No. The calculation only becomes interesting if you do not buy the services at a discount but do everything completely on your own. KfW is getting more expensive too. With the classic 30-year term, you are already at 1.14%

How does it look with the program funds in the budget? There was something already, and since then things haven’t gotten any better for the federal government..

Hello everyone,

next Wednesday we have the next/last appointment at the house with the owners.

I would like to have your opinions on the undertaking once again.

Briefly the key facts

House itself, plot, location perfect for us

Built in 1987, Fischer prefabricated house (belonged rather to premium manufacturers?!)
Gas heating from 2011
Windows from 1987
Conservatory – if you can even call it that. Approx. 1.15m x 3.20m (see also attached)

Attached is also the part from the energy certificate again

The main issue here is the enormous consumption. Apart from the renovation, if we:
- replace all windows (triple glazed + warm edge)
- new front door
- either remove the conservatory and have “just” a glass front (sliding door or normal door) or a new conservatory
- insulate the basement ceiling
do, the consumption should go down significantly? I also think this current conservatory definitely consumes a lot of energy?

We are generally rather economical and even now have by far the lowest consumption in our condominium. So the additional costs should stay within limits, right?!

Additionally, the option of a new roof with a photovoltaic system is on the table.

1. How would you rate this idea(s)? Especially the renovation with or without roof?!
2. I would probably not replace the heating at first. Mistake?!
3. Would solar thermal possibly bring something? The general tenor is rather photovoltaic or nothing

My only concern is the question: Can we bring the house up to date with the above-mentioned work? (of course not a KfW 40 new build). Currently we also live with gas heating. and it is from around 2006.

I somehow need some encouragement or some counterarguments

Basically, you are on a very good path with this. But I would definitely address the roof. Maybe it can also be done simply from the inside. Not change it yet. It brings something. But it's not profitable. A clear yes - with the roof.

quick update:

The house has been reactivated on all portals (I think since Saturday evening). I'm not sure how to assess that :)

In the best case, previous interested parties have now all dropped out, so the realtor still sees his chances slipping away :) I'm very curious about Wednesday.
