I only partially agree with you. When I look at our offers, I cannot imagine that a general contractor / construction manager gets it much cheaper. Of course, at the end of the year you have to see what it actually cost, but with Einzelgewerksvergabe you must not only get one offer. For example, with the electrical work, we immediately noticed that some companies have no interest in us or Einzelgewerksvergabe anymore. Other companies, however, prefer to work for private homeowners rather than for GUs/BT, which is also reflected in the offers. The more time and effort you put into planning (starting with the m² number, the type and size of the windows,... and ending with the selection of the craftsmen) the cheaper it will be in the end.

In a way, it is also a kind of personal contribution, since I probably invested more time in planning, obtaining offers and comparing them than I could ever bring in as EL into the house.

you are talking about theory. In practice, in booming regions, you can be glad to get a craftsman to come by, let alone 2-3 offers. What did my window construction buddy say: I can’t make a living writing offers.

And yes, it’s clear that the GC/MC adds a margin, after all, he wants to earn money for his expertise. But pure individual awarding is doomed to fail

No, it isn’t, sorry, with all due respect, that’s nonsense. It takes effort and work, also a bit more lead time. Likewise, the construction time will increase by a few months. But you definitely save a lot of money compared to a general contractor. If you get several quotes, at least 10% of the construction sum.

You simply cannot provide that much personal effort to save that.

But in this case, with 100km distance, a general contractor would definitely be the better, safer alternative. Otherwise, you will have a lot of trouble.

I speak from my own experience, for example I contacted 12 companies for the windows and received 9 offers. If I contact the craftsmen only 2-3 months before the start of construction, that’s clear, but if I do it a whole year in advance it looks completely different. We partly received offers only after half a year but we planned the time consciously. We also already bought the kitchen, the bathroom,... before we actually start building now. Simply to focus on building and not constantly have to run into some kitchen studios. Planning is half the battle and can save a lot of nerves and costs, so we fixed the first craftsman over a year before the start of construction. We only have to choose the floors and the interior window sills, that's it.

And why? Those in the circle of acquaintances with prefabricated houses/general contractors partly had more problems than those who take care of everything themselves (e.g. wrong foundation, refusal of the manufacturer to fix the damage), but there were also some smaller problems with single-trade contracting with some craftsmen. I don’t think you can generally say one or the other is better. It depends, on the one hand, on how often I can be on site myself (which is of course difficult to impossible for the OP), how much time I want to invest in planning, getting offers and comparisons, or how much I want to familiarize myself with the technical information on heating, windows,... and whether I have the possibility to fall back on expertise within my circle of friends/family. I also know people who don’t know from which manufacturer their windows are... This is also an option, but one I would never want or be able to consider for myself.

How is a couch potato like me supposed to do individual contracting without help? You need someone skilled as assistance.
