When hearing the word Einzelvergabe, most builders think they save money, but that is not the case. Craftsmen prefer to work with general contractors / construction managers, securing their steady pipeline. Einzelvergabe always makes money & you are more flexible there.
I only partially agree with you. When I look at our offers, I cannot imagine that a general contractor / construction manager gets it much cheaper. Of course, at the end of the year you have to see what it actually cost, but with Einzelgewerksvergabe you must not only get one offer. For example, with the electrical work, we immediately noticed that some companies have no interest in us or Einzelgewerksvergabe anymore. Other companies, however, prefer to work for private homeowners rather than for GUs/BT, which is also reflected in the offers. The more time and effort you put into planning (starting with the m² number, the type and size of the windows,... and ending with the selection of the craftsmen) the cheaper it will be in the end.
In a way, it is also a kind of personal contribution, since I probably invested more time in planning, obtaining offers and comparing them than I could ever bring in as EL into the house.
