Single-family house from 1987. Evaluation of the price and the "necessary" work

We bought a little house that was somewhat older. The roof was re-raftered and enhanced with 20 cm of insulation between the rafters. This way we save ourselves from having to strip the roof, put on new tiles, and add insulation above the rafters. It is significantly cheaper and for us a temporary step. Please take a look at the electrical system and see if it can be expanded without possibly losing the existing protection. Replacing the windows is certainly a good idea, keep the heating running. Currently, many trades are charging prices like at a brothel. You need some patience until the current situation among the craftsmen stabilizes and everything normalizes. Our chimney builder was able to bring the appointment forward by 4 months, for example. New constructions are collapsing!

You have to talk to the chimney sweep about the fireplace. For many fireplaces, the approval expires in 2024. Then you need a filter or a new fireplace.

That's exactly how I think now as well. As it looks, you DON'T HAVE to do the work now. I'd rather save the money now and do it when the market is calm or when I really have to.
How long am I supposed to live to get all those tens of thousands of euros back through heating costs?!

I forgot to ask on Wednesday whether the roof is insulated. It's on the list for the next appointment.
But judging by the people, the roof is probably already insulated. The owners put a lot of value on quality back then... At least that's what they said :)

The same goes for photovoltaics. I'll get quotes, but if they are outrageous, I'll wait.

For the year of construction, that might be normal. I almost fell off my chair when my mother said she consumes 30,000 kWh of gas per year alone in her house from 1980. This house is below that, although it’s unknown how much was heated with the fireplace.

According to the owners, not that much heating has been done with the fireplace in recent years (which doesn't exactly mean not much :D)

As a comparison, I have a couple of friends. Semi-detached house from 2003. ~120 m². No underfloor heating. The woman tends to feel cold. 18,000 kWh / year. Without children :)

I have moved away from my initial panic about the 25k consumption. New conservatory, new windows, insulating the basement ceiling should bring a lot. Besides, we are very frugal (without suffering). We have by far the lowest consumption in our current condominium (2 floors) in a 4-family house.

The previous owner wasted 35,000 kWh here alone. Every room, whether used or not, was set to 25 degrees or more; the heating settings were catastrophic (heating curve high and steep, flow temperature limited only by what the heating system allowed, etc.). Just by adjusting the settings and using a control system with smart thermostats, I intend to get down to 12-15T. According to the energy consultant, that will work... I'm curious.
