Hello,
hereby I would like to create a new thread regarding the draft planning.
Previous thread: Single-family house - opinions on our draft

[/LIST
Own wishes:
The ground floor is pleasing and the room layout quite good. However, the half-landing staircase should be replaced by a variant that requires less space.
The staircase was placed in the center of the house to be able to create the desired rooms.
------------------------------------------------------------------------
• Development plan/restrictions
Size of plot: Parcel 35, 775 m2
KFW 55
Slope: Yes
Floor area ratio: 0.35
Floor space index: 0.80
Building window, building line and boundary: see site plan
Edge development: No
Number of parking spaces: 2
Number of floors: 2
Roof shape: gable roof 22°
Style/direction: South - Southeast
Maximum heights/limits: Building size max = 14m x 10m + single-story extension length, max 10m depth max 3m
Client requirements
Style, roof shape, building type: gable roof, 22° pitch
Basement, floors: without basement, 2 full floors
Number of persons, age: 4 persons (3x F, 1x M), 40, 38, 12, 9
Space requirements ground floor, upper floor: Since no basement, the space requirement per floor is higher --> 90 m2
Office: family use or home office? Planned for home office, possibly later bedroom / guest sleepers per year: 6
Open or closed architecture: open architecture, at least tried on ground floor
Conservative or modern construction method: modern design
Open kitchen, cooking island: open kitchen with cooking island
Number of dining places: 1
Fireplace: yes, should be placed in the living room because the chimney should not run through the children's rooms.
Music/stereo wall: No
Balcony, roof terrace: Yes, no
Garage, carport: double garage with partition
Other wishes/special features/daily routine, also reasons why this or that should not be: photovoltaic system + possibly battery storage, active ventilation system with heat recovery, air heat exchanger, cistern
House design
Who is the planner: architect
- Planner from a construction company: No
- Architect: Yes
- Do-it-yourself: No
What do you like particularly? Why? Ground floor due to open design with large windows
What do you not like? Why? Upper floor layout
Price estimate according to architect/planner: ?Personal price limit for the house incl. equipment: 400 k€
Preferred heating technology: air heat exchanger with underfloor heating
If you have to do without, which details/expansions
- You can do without: battery
You cannot do without:
Why did the draft become what it is now? For example:
Standard draft from planner? No, ideas based on show houses + floor plans on the internet + architect
What is the most important/fundamental question about the floor plan summarized in 130 characters?
How can the house be better laid out?

hereby I would like to create a new thread regarding the draft planning.

Attached are the main points:
Base slab already existing: 12.49x12.49 m2 and 30 cm thick.
The base slab was checked for quality by an energy consultant and a structural engineer. --> No objections
Positions of the KG pipes are marked in the picture "Base slab-KG pipes".
The house is to be built on the already existing base slab. Demolition is not planned.
The house must be built as a ground floor + 1st floor with a gable roof with a 22° pitch.
Original application plan from the previous owner has been requested but is not yet available.
Own application plan from the architect is available --> but was rated as unsuccessful by most.
Negative points in the application plan:

Ground floor + upper floor

Staircase from ground floor and upper floor is not correctly dimensioned

Ground floor

Staircase unsuitable, requires too much space, entrance to the living area through the kitchen

Passage garage-house does not fit due to the height difference

Upper floor

Staircase unsuitable, room layout and dark hallway + hallway width of 1.10 m

Balcony across the entire house length

See east view under the picture "View all sides"

The balcony was extended because the upper floor protrudes 70 cm beyond the ground floor. Thus, the resulting nose was concealed. In the previous plan, the balcony was only above the bay window.
[/LIST
Own wishes:
The ground floor is pleasing and the room layout quite good. However, the half-landing staircase should be replaced by a variant that requires less space.
The staircase was placed in the center of the house to be able to create the desired rooms.

Keep the technical room in the indicated position due to connections located at the turning bay.

Keep the position of the front door as indicated --> access from the garage + guests parking in front of the garage

Central staircase for short routes

Type of staircase: corner, 1/4 turns, 2x 1/4 turns, straight staircase. A spiral staircase is not desired

Modern house with open kitchen and living area

Study room

Guest WC with shower

Pantry for freezer and food and drinks

Large children's rooms --> preferably south side if possible

Room for walk-in closet

Separate entrance to the parents' bedroom and not through the walk-in closet

1x parents' bathroom + 1x children's bathroom

Small utility room (approx. 6-8 m2) on the upper floor for washing machine and dryer

Tiled stove, whereby the chimney shaft should not go through the children's rooms. Preferably through the bathroom or utility room
