Hello,
hereby I would like to create a new thread regarding the draft planning.

    Attached are the main points:

    Base slab already existing: 12.49x12.49 m2 and 30 cm thick.
    The base slab was checked for quality by an energy consultant and a structural engineer. --> No objections
    Positions of the KG pipes are marked in the picture "Base slab-KG pipes".

    The house is to be built on the already existing base slab. Demolition is not planned.

    The house must be built as a ground floor + 1st floor with a gable roof with a 22° pitch.

    Original application plan from the previous owner has been requested but is not yet available.
    Own application plan from the architect is available --> but was rated as unsuccessful by most.

    Negative points in the application plan:

      [*]Staircase unsuitable, requires too much space, entrance to the living area through the kitchen

      [*]Staircase unsuitable, room layout and dark hallway + hallway width of 1.10 m

      [*]The balcony was extended because the upper floor protrudes 70 cm beyond the ground floor. Thus, the resulting nose was concealed. In the previous plan, the balcony was only above the bay window.

Own wishes:

The ground floor is pleasing and the room layout quite good. However, the half-landing staircase should be replaced by a variant that requires less space.
The staircase was placed in the center of the house to be able to create the desired rooms.

    [*]Keep the position of the front door as indicated --> access from the garage + guests parking in front of the garage
    [*]Central staircase for short routes

    [*]Small utility room (approx. 6-8 m2) on the upper floor for washing machine and dryer
    [*]Tiled stove, whereby the chimney shaft should not go through the children's rooms. Preferably through the bathroom or utility room

Attached is an excerpt of the development plan valid for me. That is why the architect shortened the upper floor.

Is the base slab actually notched at one corner already? What are the exact dimensions there?

Hello, no it is not recessed. The base plate is square with the dimensions 12.49x12.49 m2

Can the garage also stand 1m away with a roof / corridor and stairs in between, or does it have to be directly attached to the house? Because of the height difference, I mean?
