Single-family house, 1.5 stories, 155 sqm

On the one hand, we find "traditional gable roof houses" appealing. On the other hand, this creates the possibility of generating more net floor area with less living space, which, I think, benefits us in the bedroom and children's rooms. We both do not find city villas attractive, and they are not an option for us. A shed roof does not make sense due to the south-facing orientation, if I see that correctly. Am I overlooking another possibility?

I once tried to represent that in my program and I didn't find it visually appealing, placing a relatively small dormer off-center on the roof.

What kind of costs can you expect for a dormer (shed roof or gable roof) of about 3 meters?
