Is a price reduction possible for an irregularly shaped plot of land?

Hello everyone, thank you very much for the contributions. Now let's put the moral aspects aside, "supply and demand" do not dominate like that. Is there no legal regulation or similar where the determination of standard land values regarding "buildable plots with effort" is generally included? Regards

Depending on the area, there is that - but 30 * 30 m - 64 m² with 800 are still quite close to factor 1. Are there still tables for irregularity? Probably not. Many factors can reduce the price: highway, railway, 2.5 m wide access road, contaminated sites.... However, much is already reflected in the standard land value (contaminated sites and poor access, of course, are not).

You can also charge 1000 euros/m² for a plot of land under a highway bridge next to a railway line – you can be really annoyed about it, but there is no usury or anything like that in such cases!
