Good morning!

Thank you very much for your responses.

We have noted the electricity provider’s right of way. If the information we received from the city is correct, we would accept that. However, I will ask the provider directly again.

We had actually thought the waste collection point was for glass containers. I believe it was marked accordingly in the urban planning draft. I will also inquire with the city about this. Having to roll trash bins all the way to the street wouldn’t be ideal...

We understand that the development costs will be additional. Unfortunately, the city could not/would not provide us with further information on this at the time of the offer submission. That is why I am also asking about it (and also about the development start or possible construction start). I had actually hoped for more information in the approval letter...

The area to be developed now was always designated as possible expansion space for the cemetery or pasture land. So the quiet neighbors are next door, not below ;-). Cemetery visitors are unlikely to use the turning circle for parking, since the cemetery entrance is exactly on the other side. There are also parking spaces available there. Disturbances from funerals probably won’t occur often either; it is a rather small village cemetery. In addition, the boundary to the property is well protected with a steel mesh fence and a fairly dense beech hedge.

Our current plan is to place the garage directly on plot no. 13 and the house next to it. The garage would be set back to the rear so that the house entrance is on the side (along the long side of the house) facing the garage driveway. Possibly, the area in front of the garage / the house entrance could be covered. Hmm, is that understandable?

I hope I have not overlooked any comments. I will get back to you when I have new information from the city.

Until then, further opinions are very welcome!

What makes you conclude that? I haven’t seen anything about that. Do the street widths suggest this? I would actually find that rather unusual, unless the turning circle is a private road (but I don’t see that in the plan either).

Is actually the case with us. At least that's how it's done, I don't even know if it has to be done ...

We also have this here, that small dead-end streets are not all directly accessed by the garbage truck (reasons could be: vehicle weight, street width, limited turning possibility, etc.). In the exposé, in the last plan, a garbage collection point is marked at the bottom at the end of the junction to the main street (size: 3m x 1m). The street is also narrower than the parallel street, hence the assumption. The neighboring street doesn’t have such a collection point.

But in my opinion, this is evident from the justification for the development plan:
Of the two planned turning areas, the northern one is designed for a three-axle garbage truck. The second turning area is designed as a car turning bay. In the area of the junction to the smaller dead-end street, there is the possibility to place garbage bins for collection in the transition area to the new parking spaces.
I don't find this so bad, just like the easement. And the building envelope is also large enough to realize your current plan. For the roof covering, just keep in mind that the boundary development (i.e., everything closer than 3m to the boundary) must not exceed 9m.

What exactly is "not so great" about that, that one would consider not taking the property because of it?
It can actually be "quite nice" to have a short walk in the evening and maybe meet a neighbor for a chat.
I used to have that and didn’t have the problem of the bins tipping over in front of my driveway during strong winds. Besides, you can always toss a few things into a neighbor’s bin if yours gets too full ;) Nobody was bothered.

Jokes aside: a structural limitation is worse.
