Somehow a rollercoaster of emotions, I tell you... Should I be happy or cry, no idea... I even waited an extra day before posting an update here...

First, about yesterday: The site manager was there and told me that we need at least 4.5 m distance, better 5 m, to the neighbor because otherwise, due to the L-walls, we wouldn’t end up with a proper driveway and also no space to walk from the parking space to the house entrance. The L-walls take up a lot of space, so this buffer has to be considered.

He assumed a height level for the house of 23,xx.

I said that we aimed for 22.50, so it should work as planned.

He then said it makes no difference. The L-walls still have to go there and therefore, even with the finished floor level at 22.50, his mentioned boundary distances would be necessary.

An alternative would be to plan a basement, whose wall could be used as a retaining wall, so we could get back to the 3.5 m boundary distance.

Yesterday, I wrote directly to the GU’s draftsman and carefully asked what the basement would cost.

Answer: about 95k, but the L-walls along the eastern neighbor’s boundary and also south and west would still have to be done. So 95k additional costs and no savings on the terrain modeling.

After I posted the update here, I got a call from the GU. They had a "crisis meeting" with the architect (I hope they mean the right architect) and the managing director and agreed that if the house is at finished floor level 22.50, we can keep the 3.5 m boundary distance and the house can be realized as planned.

Afterwards, the sales rep told me they were very sorry about all the confusion, but it was planned that way because we had expressed that we didn't want to see the L-walls in the garden...

Huh... We never discussed anything like that... I have no idea whom they confused us with, but apparently, that somehow happened...

We knew from the beginning that the L-walls would be visible and had budgeted accordingly for hedge planting as a cover.

End of the story: House 3.5 m from the neighbor’s boundary, finished floor level at 22.50...

Apart from almost 3 weeks of waiting, a bit of irritation, and partial loss of anticipation, nothing happened o_O:rolleyes:..

Well, the main thing is, in the end they understood that everything can stay as planned – but then I don’t understand the statement that everything now needs to be replanned (???)

That was the last statement from the site manager when we said that we couldn't accept the 1.5m shift.

Either add a basement or completely replan were the alternatives yesterday. Since the 95k for the basement was clearly too high for us, the only option left was replanning. But thankfully, that was only on the table until the call came that it could be done differently after all..

Brief update: the documents have since been corrected and I personally delivered them to the building authority on April 22nd.

When submitting the documents, I had a nice conversation with the lady and also expressed my understanding when she mentioned that it could take longer due to the current construction boom. I also gave her the "snack for the nerves" that I had brought for the employees and we said goodbye.

Yesterday, the building permit arrived :eek::oops:

Super. You can now think about what was more important, the kind words or the comfort food. I no longer forget the words of the construction workers who tore up the sidewalk at our place in autumn. "We're already glad when we're not insulted. No one has offered us a coffee in years." The coffee paid off.
