Dividing a plot into two for a semi-detached house - procedure?

Just first: is the plot of land large enough for a real partition?

Two buyers for two parcels of land, which still need to be surveyed. Only one purchase contract.

Would not work for us. Independent plots must have 650sqm. That is why the notional division is done, for example, if a plot only has a total of about 800sqm. Then it would be notionally 400…
