you don’t need to explain about the children and the visit. It’s already clear. We have 3 boys, so the space requirements are similar and decluttering is also problematic. We have the same issue with visits. My suggestion was just to think about the topic of "size" in case you were shocked by the price. Downsizing in terms of space is of course always difficult.

But often it is thought the other way around. For example, starting with 95 sqm and then finding some house with 200 sqm that you like. Then it becomes difficult mentally to adjust back to 130 sqm, even though 130 sqm is sufficient for the living situation and fits better with the budget than the 200 sqm. But this isn’t about the budget here.

Are you sure that your "wandering phase" is over? We thought a long time about whether now is the right time and place to settle down.

Hello Michael, three boys - nice! - well then you know what I’m talking about ... :) Well, the thing with moving. I wish I could write: Yes, the wandering phase is over. To be honest, no it isn’t, and no, it never will be. My husband is quite successful in his job, and even if he doesn’t apply, calls from headhunters are constantly coming in. Mostly with mediocre offers, but sometimes very good ones. The last change was the result of such a call. That’s why I have “specialized” in taking care of my children despite having a degree and move with him back and forth across the Republic. However, I also still have my job at the intended place of residence - I am practically irreplaceable (public service, permanent contract). So it would be the consideration to settle there, and my husband would have to focus on changing only the position and no longer the company. Let’s see. In the worst case, we would just have to sell again. That has happened to us before, but that was a house we had bought as an existing property. At that time, we sold without loss, got back all our purchase incidental costs and investments. Such a thing should also be possible in the future, so it would be good not to reach certain cost thresholds in order to address a broader buyer group in an emergency: I’d say, 700,000 euros investment would be too high for me (apart from the fact that I also want to sleep peacefully). Friends of ours built 4-3 years ago in the same place of residence. They built a modern solid house with a reliable local builder (whom we will definitely approach when the time comes), about 280 m² living/usable area, 2 full floors and on top a staggered floor with roof terrace, no basement, double garage, 600 m² plot. For that they spent almost exactly 500,000 euros all in (nameplate and lamps included), but the heating technology was fixed and not expensive (district heating) and they did a few things themselves (garden design, painting, parquet, roof terrace covering, etc.). The house is well equipped: electric programmable shutters everywhere, parquet floors, fireplace, two-tone windows, including built-in insect screens and two-tone front door, super modern stairs with steel railing and real wood steps, comprehensive lighting concept (stairs, spots), sectional door, direct access to the house, 2 floor-level showers, Villeroy and Boch..., .... so modern and would more than suffice for me in terms of “look and feel”. Although I would prefer a classic town house. The two of them are very thoughtful people and the costs are very accurate thanks to Excel, since they are very good friends and I know them well, the price is really right. Therefore I still hope that for a “smaller” house, despite price increases, it might still be possible to stay below 600,000. However, I am also a cautious person and rather calculate with the “worst” case scenario. Have you guys already built? Best regards!

Hello Clairiana,

well, you have already covered or considered all eventualities. From my observation, unfortunately, a lot has happened with house prices in the last 3-4 years. Because of the low interest rates, a lot is being built, high demand with a stable supply situation drives prices. And land prices have also developed dramatically in recent years. Where we currently live, 5 years ago the sqm in a new development area cost about 140 euros. Currently, another new development area is being planned. They are currently expecting sqm prices of about 220-250 euros!

Well, with the 600,000 euros you are not so far off with the "cheap" option. Since flooring, painting, garage, and garden are considered separately, the 50,000 € additional costs seem very generous. Of course, it also depends on what you include here, what the soil conditions are, etc.

I would now simply talk to a few providers (e.g., the mentioned construction company) and see what offers come in. Then you will get a better feeling for the prices and costs of your dream. At the same time, already start addressing the topic of financing.

Regarding your last question: We are currently in the middle of the construction phase in northern Lower Saxony (between Hamburg and HB). A "normal" single-family house with 149 sqm living space. It will be finished in August, and we are currently working in the garden every free minute ;)

We are currently building in Niedersachsen (Region Hannover) a 140 sqm one-and-a-half-story house (Kfw 70 standard) on a 570 sqm plot for an eventual cost of about 320,000 EUR. Therefore, 600,000 EUR is set a bit too high. Our house costs just under 200,000 EUR brick by brick with solid interior walls and a double garage.

Hannover is not that far from our future location. Who are you building with, an architect, developer, or contractor? Do you have a unit price for the solid double garage and are you building it "all in one hand" or did you contract it out separately? How big will it be, width by depth?
The price of 200,000 EUR including the double garage is practically sensational. Is that then a finished design?
Does that really include everything – painting, tiles, electric shutters? And what kind of home technology (gas, geothermal, ...) did you decide on?
