@11ant what speaks against the proximity to the creek? Insects? Walkers?
In the aerial image I do not see the creek and suspect it as an opening of a forest drainage to the surface, the creek on the left side of the plan also as a bike and walking path.
Do you really have to build such a new-build ghetto with postage stamp lots?
For today’s conditions these are no postage stamp lots, and in my impression an organic extension of a grown new development area in a location typical for the Alb and Steige. I expect the next eastern expansion in thirty years, which will probably be accessed from the other side (otherwise they would not have pulled the lots around the cul-de-sac here either).
Not everyone wants Berlin.
Above all, from a Berlin perspective, too many Prenzlschwaben want Berlin.
Therefore I would personally only build in a 34 area.
I prefer the legal certainty of a development plan. They are not all bad either – only in recent years they were often hastily drafted (due to impending complications in the procedure setup in the future).
There are sociologists who call such new development areas the "ghettos of tomorrow."
Regarding the small cookie-cutter plots full of slab houses instead of villas, I fully agree; in my opinion this is cage housing of mortgage debtors – see
At 28 it bothers me a bit that the garage is on the right.
Remember @Nordlys’ wise words that you only need a garage for the workbench and the Pirelli calendar
