That is 3 - 4 meters. For a young family, it is neither financially feasible nor fun.

Why does a garage in the east (right) bother you? The east sun is nice in the bathroom or bedroom (for waking up), these rooms are usually on the upper floor and thus above the garage. The (north) west has evening sun – so it's nice for rooms where you spend the evening, like the living room...

In the aerial image I do not see the creek and suspect it as an opening of a forest drainage to the surface, the creek on the left side of the plan also as a bike and walking path.

For today’s conditions these are no postage stamp lots, and in my impression an organic extension of a grown new development area in a location typical for the Alb and Steige. I expect the next eastern expansion in thirty years, which will probably be accessed from the other side (otherwise they would not have pulled the lots around the cul-de-sac here either).

Above all, from a Berlin perspective, too many Prenzlschwaben want Berlin.

I prefer the legal certainty of a development plan. They are not all bad either – only in recent years they were often hastily drafted (due to impending complications in the procedure setup in the future).

Regarding the small cookie-cutter plots full of slab houses instead of villas, I fully agree; in my opinion this is cage housing of mortgage debtors – see

Absolutely great for the garden. You can create areas like a shady sandbox (a willow next to the stream should work well as a shade provider, grows fast and costs less than a schnitzel), a paddling pool area (small boxwood or privet hedge around it, grows over the years suitable to the supervision needs), grow herbs and some vegetables together – a slope bed with a few steps is ideal for that (a bit of wood and foil for the terraces stays well under €100), make a small trail (between bushes, wonderfully grows over time, you don’t have to buy much), play a bit with a watercourse (some foil and an old I-beam), plant a colorful meadow with shrubs for wild bees and insects (children can go on a species hunt with a little book and identify insects) – all great things that can be designed visually appealing and exciting for children with very little money. There is still a flat area to play on the cul-de-sac on the street for free.

I would do all that. Clearly, that’s then a garden. But let's be honest: that costs more than €100, a lot of work, and the wooden things eventually rot. That happens quickly within 5 years. For a young family, that means time commitment, which is not always available. And more than half of the people willing to build here just want a straight lawn, nothing more. But whatever: Susi has to know that herself. I’m not devaluing the property, just stating facts. And I stick with the 32!

Of course, all of this costs a bit more than €100 - but it’s not a fortune either. For me, the important point was that a beautiful garden doesn’t have to be expensive - even on a slope. Only those who want everything "perfect" from the very first minute, hire garden planners and landscape gardeners, and possibly pave everything over for easier maintenance spend a lot of money.
32 is, for me, roughly equivalent to 33. The latter has the advantage, in my opinion, of having one less neighbor and therefore potentially greater privacy and freedom of design in the garden.
