I didn't really want to interfere with other people's construction projects here, but am I the only one who gets chills at the sight of this map? If I'm correct, we're talking about a place called Dürbheim in Baden-Württemberg, located north of Tuttlingen, so far away from any metropolitan areas. Do they really have to build such a new-build ghetto with postage stamp-sized plots? Or to put it differently: Is there really no possibility in the area to find a gap in an organically grown residential area, or to demolish an old house? I just can't imagine that people will be permanently happy in such sterile new build areas with hardly any garden around the house...

For a Berliner probably hard to imagine, but the area is characterized by medium-sized companies in mechanical engineering with quite good pay and accordingly also attractive for newcomers (called Nei'gschmeckte there) who can do without the big city. This is also shown by the QM prices of €150/m2 and up. Also, you can be "at Daimler" in Böblingen within 1 hour driving time, and prices in that direction are not getting lower. And if you compare it to plot sizes in cities (400m2 for a single-family house, 200 for a semi-detached house), the ~650m2 here is almost generous.

You are probably completely right with your description of the situation, but I simply cannot suppress my gag reflex in the face of such development plans. Is the desire for a single-family house really so strong among so many people in Germany that they accept such a densely packed style of construction? Especially since this results in garden areas on the left and right that are not usefully usable. Then closed construction would probably make more sense, as in England, where at least you don’t waste space between the houses and instead give people more garden behind the house.

But I didn’t want to hijack this thread now for urban planning principle discussions... Happy Easter in isolation!

Then gag alone, but don't spoil the OP's enthusiasm for their choice of location. Not everyone wants Berlin.

...and current plots in Berlin and the surrounding area are rarely larger, overall current plots are rather smaller, much smaller than the advertised good 600 sqm here.

... you live on a plot that your father probably separated from a much larger area that he owns ages ago and you are absolutely privileged there.
