It has been written here many times that this price only comes from the municipality. And there are dozens of applicants for one building plot. From private sellers, only the lousy plots and tear-down houses directly on the street etc. that no one wants are available at double the price per sqm. Everything acceptable is kept for the grandchildren (even if the only own daughter is childless, in her late 40s, and lives 500 km away in a same-sex partnership). The market is completely dysfunctional. And if you build, you should also feel comfortable in the place. And then you also have to be able to pay it off.

the prices here are (partly) significantly higher. Existing properties are only sold when it really pays off. Prices have also risen enormously in new development areas (more expensive infrastructure, etc.). You won't find land that easily. But it should be doable in 6 years. I don't like these "towel plots" with dense construction either. That is simply due to the costs. Some also do not want a garden... The higher construction costs in southern Germany do their part. And there are also plenty of people with leftist views here. But not comparable to Berlin. A house with a "small" plot quickly costs 600k€. I would also prefer an apartment with 120m2. You have more space there. But the Swabians are known for building little houses... Homeownership can and is not affordable for everyone. Many just don't want to admit that. The plot mentioned by the OP is certainly in a nice location. Well connected, etc... a thousand times better than in a big city. These areas finance Berlin. It is the only capital in the world where the GDP would increase if you wiped it off the map.

On the subject: 32! We ourselves live at the cul-de-sac and I don't find that a problem.

32 is a great plot. And 700m2 more than enough. You also must not forget that a decent garden is simply very expensive nowadays. It doesn't help if the plot is 1,500m2 and then only slanting, uneven meadow with a concrete slab terrace is on it. Better small and nice

It does have a normal access, and you can do a lot on the plot – except that the slope is quite limiting. From the street, the southern side is better, and the further into the dead end, the better.
