Could work. Is the utility easement already secured with a building encumbrance and/or land register entry? Then one would know to what extent your property is affected.

Since I don't care about a south-facing garden, I would place the garage on the southwest boundary and the house next to it on the southeast building boundary. Of course, that’s no solution for sun worshippers. For a south-facing orientation, you have chosen the worst of all the still free plots. Has the northwest neighboring plot already been allocated?
Hmm, it would just have the "disadvantage" that the garden would be "fragmented" and not in one piece. Unfortunately, all the other plots are already allocated. What bothers you about my idea (assuming it works with the garage)? The long driveway?
