Development plan: Garage on the boundary outside the building window

I would then place it next to the garage. Roughly, I made a draft for this (see attachment). Depending on whether it works out with the garage on the north-south boundary.


I have now scheduled an appointment at our town hall on Tuesday and have already diligently noted all your questions. Many thanks for that. Should I clarify any other matters?


Hmm, it would just have the "disadvantage" that the garden would be "fragmented" and not in one piece. Unfortunately, all the other plots are already allocated. What bothers you about my idea (assuming it works with the garage)? The long driveway?

You will spend quite a bit of money on the house connections and the driveway. That is quite a few meters.

Strange, I would place the house completely differently. Namely as far as possible to the northeast and the garage next to it - all within the building window. The terrace would then extend around the corner so that I have both southern and western sun. If possible, garage as a boundary construction.

If you don't use it as a roof terrace, the wall height at the boundary remains under 3m, the wall surface remains under 25m², and the right of way does not oppose it, it will probably work. Are you planning a mono-pitched roof? GD in the development plan means a pitched roof. Are there slope requirements you have to observe? No. Garage and house are together at the very south. In your design, the garden is fragmented. Or what are you planning with the 2.5m strip in the north? Yes, and that all visitors, parcel and pizza delivery people have to walk along the entire garden. But it’s a matter of taste, so I rarely participate in location discussions if they have no construction or planning law relevance.

No, no angle is specified. Only that a pitched roof must be built and barrel roofs are not allowed. One of the neighbors also has a shed roof with 7 degrees, so that should not be a problem.


True, I am therefore quite keen on Kaho674’s idea. As mentioned, however, the driveway would then go over the tree?!

I would ask what distance must be kept from the tree. The tree trunk itself is not so thick that you couldn't get past it with the car. Depending on the size, I would set the house a little away from it. Otherwise, it will quickly become too dark and you might have leaves in the gutter.
