I never claimed that I find Berlin particularly great, but I am a Berliner and can't help it. However, this has nothing to do with Berlin; on the contrary: If you can get building land there for only 150 EUR, and at the same time live in a much stronger economic region where you earn much better, then it should be possible to find a nicer building plot without ending up in an artificially planned new development area. The problem in Berlin right now is that land prices have completely detached from the economic performance of the local population. People from all over the world buy there because, for some reason, they find Berlin great, while the general population does not benefit from well-paid jobs in healthy industries. We are also experiencing this right now in the crisis: Many jobs in Berlin are precarious or dependent on the art, culture, and event sectors, which are currently completely down. There simply aren't the great medium-sized companies here that are successful worldwide with their products. And yet prices keep rising relentlessly. It should be clear to everyone that this is social powder keg.

No, nothing was separated. My grandmother came from a farm and moved to her husband in Berlin. He then bought a large property on the outskirts of the city because it was within walking distance to a train station. The property was developed in such a way that a subsequent generation could build another house there. That's exactly what I did. However, the surroundings are not particularly attractive because in the 60s and 70s large housing estates were built all over Berlin due to extreme housing shortages. The next apartment buildings are just 200 meters away, which is not nice... Also, large properties require a lot of work. 1,500 square meters would be more than enough for me.

Small?? Everything over 600 sqm is well oriented and cut, dead end. Everything fine with the development area. Without having looked at the region closely, one must not forget that the sqm also costs money.

Which plot? I would depend on my personal preferences. Plots facing the field have a nice view, but wind, agriculture, often a path passes by, dog walking area or walking track.

But supposedly only 150 EUR per square meter. I had to realize now in the course of the division that it is now 400 EUR per square meter here.

What I don’t like about the development plan is the uniform ridge direction. Who knows what other textual stipulations are there. Therefore, I would personally only build in a 34 zone. Why should you build the dream house of the municipality with your hard-earned money? This inevitably leads to a high degree of uniformity, which then drags down the value of the entire area when there are forced auctions because people can no longer service their loans after the next pandemic and the resulting short-time work.

There are sociologists who call such new development areas the "ghettos of tomorrow." So I can really only recommend running away screaming. If more people do that, maybe this madness will stop again someday.

So I find 650 sqm a dream. Where can you still find such large plots? I don’t want to offend you, but your expectations unfortunately are unrealistic in today’s situation... Private sellers might offer larger plots, but then the cost is no longer 150 per sqm, but at least double that. This is only so cheap because it comes from the municipality... and if the plot already costs 250 to 300k, it slowly gets expensive... I fully agree with you about the uniformity though... I can’t stand these white housing estates with black windows anymore... I’m glad that everything is allowed here... flat roofs, gable roofs... ridge orientation however everyone likes... With small plots around 400 or 500, however, this freedom unfortunately can lead to houses shading each other’s sunlight, which is why it is set in advance.

I would be most attracted to 32, at the end of the street with a lot of unobstructed view and somewhat elevated. I can understand the criticism of the local development; it could be arranged a bit more spread out without driving up prices for buyers. The building areas will certainly not be completely built up; it looks tighter now than it will eventually be. If many families move in at the same time, such a settlement can be great for children.
