Rough estimate of construction costs for 220 sqm

Hello construction experts,

we plan to build a house in Baden Württemberg. 220 sqm plus basement 100 sqm (utility cellar) + double garage and a terrace on top (has always been my dream)

The construction site is near Reutlingen but rural.

Budget 450,000€ all in

I have already read a lot and exchanged ideas with friends etc. Some build only the house for 500,000 EUR. Others manage it for 300,000 EUR all in.

My breakdown is as follows.

Accordingly, I would still have about 50,000€ buffer.

The plan is to have the shell construction, roof and heating done by the contractor. Only load-bearing walls massive, the rest drywall.

I would get drywall, electrical, tile work for example from craftsmen from Poland. I have good experience here. They work fast with good quality and at 15EUR / h .


Is the estimate realistic or did I forget something?

Are the 50,000 enough for both things?

I think there is still potential for savings here and there.

Savings can, for example, be made in painting work and floor laying.

These are only estimates. I have not received any offers so far.

Sorry, the estimates are partly way off. For BW anyway. Even without all inclusive, these are off. Where did you get the numbers from? I mean, you didn’t just roll the numbers or make them up.

Normally, you calculate about 2000 euros per square meter of living space, plus painting and wallpapering work (many do this themselves). Then there is the basement, depending on size and design about 60000 euros, the incidental building costs, the outdoor facilities, the garage, and of course the land.

So regarding the estimates:

I created the windows in the configurator
Heated estimated from the internet
Bathroom fixtures from the internet
Floor coverings from the internet
everything else values from an acquaintance who built his house 180 sqm without a basement for 280,000 (without land)

I have already read a few times 2000 EUR / sqm + basement.

Honestly, I have already renovated my apartment and know that, for example, for the ceiling one can easily spend 10,000 EUR but also 20,000 EUR.

Exactly the same applies to sanitary equipment. We had an offer from the specialist retailer for 15,000 EUR and I then bought the stuff for just under 4,000 EUR on the internet.

That runs like a red thread through. I mean if I get Polish workers for 15€/h instead of a journeyman for 40€/h whose master is standing next to him and also demands 50€/h - then in my opinion there is a lot of saving potential.

But I have never built a house so I may be way off with my positive attitude.
