Renovation obligation in old buildings, please provide an assessment

During our search for a plot of land and existing house in 2019, I had such unpleasant experiences with agents both personally and professionally that even today I would definitely try to avoid dealing with this group of people again. This type of person, if I may put it that way, just does not suit me at all. But it might be different for you.

My husband and I sold our house ourselves, without an agent, and if you approach it in an organized and structured way, it can even be fun. Maybe you yourself or someone in your circle works in a profession that requires organizational skills, then you can get some tips. Then it’s just a "piece of cake."

To come back to your initial question: Although my husband and I did quite a bit before the sale (installed a second shower bathroom including hot and cold water pipes over 3 floors, took down walls and put up new ones, and more) I would recommend trying to sell the house as it is first. That’s what we tried and I would proceed that way with any sale.

For me, the question also is whether you depend on getting the maximum for the house or if the sale price is not that important. Do you need money for a new build or can you take it easy?

Today the first 5-10 viewings are enough. I think talking to 300 people is crazy. And being asked for the energy certificate is rare, as it hardly has any value.

It was very important to my husband and me to really give everyone a chance. We also let people view the house who clearly did not have the financial means for a house or for whom the house was too big or too small. So many people are excluded from the start in this area, which I personally find hurtful, even though I have never belonged to a group or circle of interested parties who were excluded. My husband and I allow ourselves the luxury to handle such things differently whenever possible. ;-) I just thought that the people who probably would never be allowed to see such a house otherwise would be happy about it. It was manageable because we had organized it perfectly.

I don't want to exclude anyone – I really don't. But after the first 10 responses, the ad is paused and/or marked as reserved. Although, I do exclude someone. The one who comes too late. I don't want to do 300 viewings and create a perfect ambiance 300 times. And whoever says "I want" first gets the contract. Short and painless. Everyone has the same chance; they just have to use it. The time I save can be better invested.

Thank you very much! Yes, so I definitely won't overlook anything with one person or another... When I think about how we really worked hard every day for almost nine months :( Of course, there is room for negotiation... The only question is where to start so it’s not off-putting or becomes a dud ;) I have also thought about a minimum bid plus bidding procedure... I will first ask 2-3 private people from my circle who have already shown 'interest' anyway :D
