Renovation obligation in old buildings, please provide an assessment

My house had been tried to be sold by the previous owner for three years, and during the notary appointment, they spontaneously canceled on several people. And yet, there was an endless stream of interested parties. One of them was me. I didn't know the history. So nothing was burned in my individual case; both can be the right way.

Anyway, you have to choose one: try to sell yourself or use a real estate agent. Both can backfire.

But now we're already talking as if the sale is a done deal.

Yes, that's probably true :)
Let's say the sale is 75% likely... We don't know when or how yet... I actually wanted to get information about the renovation obligation first... I got that...
Now that I know all those things have to be done, I'm leaning more towards selling (I wouldn't be able/want to carry that out in an occupied house anyway)

What you list doesn’t sound like an investment that’s too little overall. Maybe will chime in about selling a house yourself after partially upgrading it to fresh standards.

You only have to do a few things yourself for one weekend. That's nothing. From your posts, I think you are rather seeking confirmation to sell the house.

Honestly, with the real estate market around Nuremberg, it won't be a problem to get rid of the place quickly and at a good price. Even if it were the most rundown dump in its original condition from 1932, it would still be worth a lot given the land prices. Since the structure is apparently in good condition, some initial renovations have already been done, etc....there's really no question whether you can still get enough money for it. People will probably be lining up to buy the place. And I think you don't even need to do anything to it beforehand, you can sell it for a good price as is. And if you don't trust yourself to do that, then ask around and look for a good real estate agent. Such people do exist, not all of them are incompetent.

For my husband and me, that would have been too risky. I even uploaded the certificate afterwards or sent it by email for about 300 people, because I was worried that due to the rush I might have forgotten to show or give a copy of the certificate to one or two interested parties. My concern was too great that someone might sue us; the fines are in five-figure amounts. Whether this concern is justified or not, I cannot assess. It already started for me with having to provide the information in advertisements on portals or print media or at least to note "Energy certificate is in preparation and will be available for viewing." Most of the interested parties also asked for it, as did some of their banks for loan approval. Furthermore, we and the buyers had to confirm the delivery of the energy certificate in the notarial contract. In addition, the appraisal committee for statistics (???) of the municipality or something similar wanted the energy certificate sent along with the questionnaire. For me personally, who wouldn’t even cross a red light at night, that would have been too many violations and also my nerves are not tough enough for that. ;-)
