And I only found the floor reference value on [geoportal]. It is from 2018 :( on [immoscout] it says 400€ more... So what is correct now?

Yes, I mean you - what kind of price is that:

It can't be per square meter of living space, that would be more than new; we are probably not talking about a park plot in Grünwald or with Ammersee access either; so I assume you divided the total price by living space (?)

That's how I see it too! We'll probably do that and then invest the money in something new!

Oh, the prices are listed on homeday as average price or on immoscout

The price has increased by 35% since 2017.... :( it's really intense here... It's just close to the city

You can forget that. The correct price is the one that is paid. Immoscout is also not a good data basis for that. 2018 data is clearly too old. There are more current ones, which are published every spring. Call one (or several) real estate agents to have your house appraised. Then you will have a better reference value.
