I'm not babbling... I don't know what - 42 is supposed to mean... I thank you for the effort and the tips and will have to go to the real estate agent since I have no experience with selling properties!

Yes, you are passing on a statistical value without knowing its derivation. "42" is a movie quote from an answer without a calculation.

Then you’re already two, because most realtors don’t have that either. A chain of experienced coincidences can’t really replace that, and realtors and expertise is a short dry joke. Get plans from the building file and take a bunch of photos, then people can help you better here. Realtors are more like real [Follproviehs] at burning properties.

Just by the way, I saw the house down to the foundations bare in 2019... Everything that had been slapped on up to that point had to go...
We needed two months just for the disposal alone...
I can really name in detail what was done where...
And we didn’t do the heating right away only because of timing with the companies. They really left us hanging.. After that, we just wanted to move in first and then consider how to proceed...

And asking a broker what he estimates doesn’t mean he gets the commission for the sale....
And yes, I am afraid of selling the property below value... Prices here are really exploding...
We live near Nuremberg! Small town with train, elementary/middle/high school, 5 supermarkets, swimming pool, beer garden, etc.

I have been following the real estate market for about a year now to get an impression... Comparable properties have all sold for over 300k. And not even the electrical installations or the windows were done :(
