I've also seen that 'burning' thing. One house has been online for a year... It's an old house but everything has been redone... It's a matter of taste how it looks... But they can't get rid of it :( I can only think that it's simply too expensive for 'the taste'... I would have to like a lot for me to pay these prices :/

That’s true... It’s an expensive area 500 sqm plot for a mere 250 - 300k :(

No, a proper exposé instead of just asking around. The idiots already came before the running around could even happen, via email and phone. Many people are so scared that the offer is already gone that they don’t even check how much credit their bank would actually approve for them. Then there’s slow communication because there are several irons in the fire and they always first check if another one has become more suitable, and when interest has cooled off, they’re too cowardly / rude to cancel. And no one should hope that "final price colleagues" only exist with used cars...

Yes, I know these people 'last price'
What do you advise us now?? Ask the private individuals first?

Direct marketing to potential interested parties, and non-electronic semi-public notices (bulletin board at the baker in Edeka); if you advertise, then definitely use a disposable email address and a mobile number only for this purpose). And here in the forum, search for the 11ant Barthel tips - they also work "in reverse" if you are the bidder.

Post the listing on Immoscout, set a high price and see what happens. But please also put effort into good photos, decent texts, etc. After about a week or so, take it down again. The house only gets "burned" if it’s listed there for weeks. Alternatively, have a real estate agent come and ask for the final price at which he can sell the house. No matter what he says, act surprised why it is so low and let him justify it. PS: I hope you don’t want a new build, the prices could shock you ;)
