A buyer is happy to get a house today. They are not interested in a piece of paper. I myself bought last year without an energy certificate.

OK, all clear... I would first look privately to see if it is being sold within the family anyway. It's probably also a plus because of the commission! Regarding the price, I have to find out more... I always compared our house with the available real estate... so I can quite well estimate how much it is worth. At the notary back then, I think only the land price was taken as a guideline... How is it actually... Do I have to tell everything we did (renovated) or does 'bought as seen' apply here? I mean, the buyer has to see and take in hand all the things that come up themselves, right!?

The average price here is 3100€/sqm I don't know to what extent the renovations and the age lower the price :/

It always applies "as is". But you must not conceal any defects. On the other hand, it is actually also a "must" to mention all renovations. Don’t you want to get a good price? So you have to promote your house and report what you have already done. Average price of what? sqm basement? sqm plot? sqm living area? sqm garage? Renovations increase prices. Open construction sites and defects lower them. Just like age, which usually goes hand in hand with renovations/repairs still to be done. By the way, average means average. There are top properties and also old clunkers. You have to know which average you are talking about.
