We acquired our property through a private bidding process. The property was online for exactly one day, during which the seller received around 30 inquiries. Listed with a starting bid of around €550 per m², we quickly learned through word of mouth that offers of around €650 per m² were being discussed. We then offered about €680 per m² and won the bid. We thought a lot about whether it might have been too much, but we will never know! After almost a year, I can say we did everything right. So far, there has been no comparable offer online, and if there was, it was at prices of >€700 per m², a few kilometers away even four digits.
You should offer what the house is worth to you, or what you can afford financially. However, I believe that even if you have to tighten your belt "a bit," it is still better than being a tenant. Suppose you have to pay €1000 per month in rent for the next 40 years. That is €480,000 more or less gone. Better to have €60,000 to €100,000 in the account but possibly already €300,000 paid off. The €300,000 is then yours! Before the finance experts stone me, I just want to express this -> rent = gone, -> installments = partly equity.
