If you really want it, then pay the price he wants and do it QUICKLY.
If you can't afford it, offer what you can afford and do it QUICKLY.
If the location is as desirable as you say and the property so perfect, then others see it that way too, who have more money available and maybe have been looking for the perfect house in the good location for a long time. And they will then quickly offer more than the buyer initially wants, just to be sure to get the house.

That's unfortunately how it works today in good locations with good properties.

the question is more about how to conduct a price negotiation when buying a house? Does no one negotiate the house price here and always pay what is asked? It would be interesting to simply gather the experiences of people who have already bought a house and negotiated.

Negotiating is more or less unnecessary today, as mentioned, the market no longer allows any room for negotiation.

Of course, there are exceptions, but they are few.

Negotiated last summer. Result: Paid more than the seller wanted because many others also wanted the house. Negotiated almost five years ago. Result: €100K more than we wanted. Negotiated last summer. Result: 20% more than expected (but as a seller, I also came to the market with an outrageously high price for my apartment. It was actually meant to be just a market test) And now? What do you do? Today, of course, the price is always negotiated in reasonable locations and reasonable houses. But it’s usually about who is willing (and able) to pay even more. The market is a seller’s market.
