Hello,

you have already been able to help me a great deal, thank you very much!

Now that everything has settled in my mind a bit, many things are becoming clearer to me. As advised by all of you, we will seek professional advice from several sources (I hope I’m not stepping on your toes with this, it is by no means meant to be derogatory towards you).

You are simply the best!

If I don't live longer than a hundred years, the time left until fading is only enough four more times for donations. The poor child pays taxes on the rest. For what rightfully belongs to them long ago, they no longer pay these. I'd rather pay rent to my child, wouldn't I?

That is exactly what I advised: to understand statements from all forum discussants only as second opinion impulses and to obtain the actual advice from experts – because of the legal relevance by the legally prescribed ones, and due to the complexity from all affected specialist areas.

You will not be able to pay rent to your child because your child will not be able to build a financed house on his fully paid land. The laws protect the children from that.

The second advice is the only right one—consult a legal expert.

Replace rent with leasehold in the specific case of the original poster if you like – but now over & out, we want to keep a respectful distance from legal advice (which is all the more effective the more clearly the questioners recognize the gaps for independent thought).

I understand it as if should transfer the house he is currently building on his parents' property to his child/children early on?! Basically as soon as the family planning is completed. Isn't that possible?

only if the property is free of encumbrances. Maybe not even then, as a property also comes with financial obligations. that is decided by the family court (which the notary will involve).
