Our children also have a big garden now :) and at the moment we also pay 1,000 euros rent, which is not easy for us either but manageable; with the loan we would have to pay 300 more for 20 years plus even higher ancillary costs and insurance etc., and if the house then costs more than we want to spend, then it unfortunately becomes very tight for us :(

In the end, you need to know what the house is worth to you.

Of course, at the moment you can often ask for almost whatever you want, but this is really very difficult and depends on the location, and somewhere there are also limits. The problem with the whole thing is simply estimating the price when hardly anything is being sold there. I can only speak for the area in which I am professionally quite well versed. In some areas, you can almost ask for whatever you want, but that is very limited. In other areas, there are indeed limits for the respective properties, and if these are exceeded, you simply have to expect to wait a long time and, in the end, probably have to go down quite a bit.

So yes, sometimes crazy prices are paid on the market, but for these prices the argument "location, location, location" applies in the end. And then, due to displacement effects and also due to the increased home office situation caused by corona, people are moving out of metropolitan areas into areas that are well connected transport-wise but were actually uninteresting before.

If 1000€ is already not easy and 1300€ installments are already hard, then what is 1700€ including monthly additional costs for you? Managing a house is not the same as living in an apartment.

That's actually quite simple. Offer the seller with honest words exactly what the house is worth to you and what you can afford. If it's 500k, then 500k. If it's 450k, then 450k. Everything else doesn't make sense...?!

But as others have pointed out here several times: do it very promptly! When are you planning to talk to the seller?

You can be that straightforward in a bidding process, but not when a figure is already on the table. That requires a bit more sensitivity in negotiating with the seller. What I want to offer and what I have to offer to win the bid are two different things.

It's quite simple. If the desired property is in an area that others also find interesting, you can forget about offering less. If not, give it a try. We are currently buying in a sought-after area and selling in an even more desirable location. Of course, I appreciate it when the buyer values my house, which I built with love. But ultimately, I don't care as long as the price is right. That sounds harsh, but that's how it is. And where exactly is your dream house located? That is the only thing that truly matters. Just because I met the owners for an hour (or even two at the follow-up appointment) doesn't mean I will certainly lower the price by several thousand euros just because I like them.
