A bit off-topic: A land charge can probably also be transferred between banks, for which only administrative fees or something similar are due. In that case, I would also pay for the property with equity to avoid committing to a bank too early.

And this fear of rising interest rates is the driving factor into the housing bubble. When the interest rate rises, the construction price falls. At the moment, the industry is basically in a take your money and run mode.

So it happened as it had to.....the property is now in a bidding process. For me, somewhat unclear because the direct procedure is only explained sporadically. All interested parties are now supposed to submit an offer for the property by the end of the week, after which the owner wants to offer it to the highest bidder for purchase and the notary appointment would then be at the end of March.

I wonder how exactly this is supposed to work? So I submit an offer, the owner receives the offers and decides.....but what if an offer is higher than mine, I don't know that but would still have been willing to outbid it? Are the offers of the competitors communicated?

I hate it, I hate that I didn’t decide to build already 5 years ago.....this really pisses me off, when will this price gouging finally end?!?

Sorry, I am really frustrated right now, this property was the best within our 2-year search.....maybe I should put my equity into rent after all, I calculated that with my equity I could live very well renting for about 22 years.......

That is precisely the profitable aspect, that people do not know how others bid. You are already forced to offer at least 10 of the 15% more than market value if you want to have it. I said nothing about bribes, but anything is possible :(

Well, unfortunately it completely depends on the seller. He can do whatever he wants. Either there is only one round, or if he wants to make a real profit (and he probably will) he will publish the highest bid after the first round and ask around if anyone wants to go higher...

It’s currently a seller’s market, I can really understand your frustration. Our plot increased in price during negotiations from €270 to €330 per sqm.
We could have also rented for 15 years for the price of the plot. After that, you can’t leave....

Take part or leave it. You don’t have any other option.
You have a lot of equity, which probably gives you an advantage over renters.
