Did you ever find out at what price the handyman’s house actually changed hands? Maybe you were just the fool who burst the seller’s price bubble, and the last buyers got through with their 10% less?

I don't know exactly, how could I? But I assume 400-430k. So at least 40k above our highest bid back then.

And now we bought for 480k and don't shed a tear for the other house

For some sellers, it is also important to know into which (good) new hands the property will fall. That was the case with us, for example.

Ok, I revise my opinion. There are probably old people who no longer know how to get rid of 50-100k€ in the remaining lifetime and who no longer have descendants or overlook their own family/children (regardless of the reason). True, I am indeed too young for this kind of thinking. If I were in such a situation as an old person without descendants, I would rather forgive the money to the stranger family than bequeath it to the cat or donate it to the animal shelter.

Let's also take the older owner who built the house himself. Some have put their heart and soul into it, for widows often the life's work of the deceased... all reasons to prefer selling to a nice family rather than a real estate person who wants to build two semi-detached houses on the beautiful memory.

That's exactly it. It wasn't "the final price" that was listed online. The banks had already stopped participating at that point. And it wasn't "the very last" offer – you found something much better. Looking at the latest reports on the real estate bubble, that's exactly what's stated as the last price driver – driven by fear (FOMO) & peer pressure, people try to buy something. The main thing is to be involved. No matter what, it's thought nothing else will come after.
