How old was the article? :cool: If the house is in demand, it will be offered through a bidding process. Everything else makes no sense at the moment. You can negotiate, but then you have to keep looking. As I said, all this is on the assumption that it is really located in an area with demand.

Speaking badly has the opposite effect. I would try to come across as very likeable, possibly also playing with open cards. Say that it is perfect, you find the house charming, but unfortunately the price is too high. You probably won't get anywhere by being factual.

Well, the area is good but not the best here, it is rather the middle residential area; in the top areas the prices are twice as high. Of course, if he lists the house on the internet with a real estate agent and waits a few weeks, he will surely get his highest price, but he doesn't want that, he wants a nice family who fits well into the neighborhood and a quick and uncomplicated transaction. The house also has a few disadvantages: small garden, no garage, and the house itself is quite small. Therefore, the hope was simply that he named the price a bit too high so that there is room for negotiation.

What is that supposed to achieve? Other than getting a shrug and being shown the door? Are there still people who leave 50k-100k€ on the table just because they like you?

Where is the postal code area of the house? How big is it? What price are we talking about? (20% of 600,000€ is different than of 250,000€) And what year was it built? Give us the information and we can do more than just guesswork.
