The floor plan is basically fixed, only that for reasons of noise (street) and visibility we want to mirror the whole house. So that the garage, front door, bay window, then the house and the terrace are arranged from west to east.

Unfortunately, there are many discussions about this because we were gifted the plot by relatives who live slightly elevated (approx. 3m higher in the north) in the house behind. They are afraid that their house will no longer be visible from the south if we move the garage to within 2-3m of the plot boundary on the west side. However, if we move back 6-7m (where the current corner of the house is), I have 80m² of "wasted space" between the boundary, street, driveway, and garage. Do you have any idea how I could make this area usable or how I could prevent its creation without ruining the rest of the design?

The pictures still show the old version, as we will only have the redesign done once we have found a solution...

I would make a precise height plan and brainstorm with the dear relatives where the garage must be placed so that enough sun still falls on their property. If you move the house a bit further south, the land in the north is not useless because of that! Especially with the expected hot summers, at least 3 green stalks will still grow there.

Good morning Katja,

that is exactly the problem. If we place the garage in the west, they will have only 4.50m building height in front of their house instead of 8.30m. However, they absolutely want their house to still be visible from the intersection in the southwest. Actually, it is just about being able to see from the kitchen window who is walking down there.

Therefore, it is less about the height and more about the west-east shift.

Oh my God. Those are difficulties. Maybe you better take their house and the relatives build new downstairs? Seriously, once your house is standing, no matter where, of course they will see less of the street. If that is so important, you can just install a camera. You can also shift the buildings a bit together, but because you absolutely have to see if Aunt Erna is coming or Uncle H. is walking by – that's silly.

That's exactly the problem! Everyone thinks it's silly, except for her. Then come arguments about how the house (mind you, over 50 years old) will be worth less and that back when it was built, everyone came by and looked at it because it was so beautiful... That perhaps the next owner (possibly my brother) might actually be glad that he’s not sitting on the terrace like on a display plate, however, is not considered an argument. This issue is costing me my last nerve. I just measured it, it’s really about an angle that doesn’t even make up 3 meters of the field of view.

I can’t even push the current floor plan on the east side up to the boundary because they also had themselves granted a right of way there in case they ever receive deliveries of wood or similar...

I do not fully understand the intention. They gave you the land as a gift so that you could build on it, but you are not supposed to build because otherwise their house would no longer be visible from the street?

I would seriously consider getting another plot of land somewhere before I am to blame for family discord.
