One more reason to avoid developers like the devil avoids holy water.... a general contractor building on my property can't afford such games.
The best thing is to build on your own land with your own money. If you don't have money, you need a bank. If you have no land, the only option is the developer (or some kind of compromise, concessions on your wishes...).
BT = developer and GU = general contractor?
BT, developer, builds houses on their own land and then sells house + land (purchase contract).
GU, general contractor, builds complete houses according to the existing plans within the scope of a contract for work on third-party land.
GÜ, general principal contractor, designs and builds houses within the scope of a contract for work on third-party land.
BTW:
Architect-designed house: A house individually designed by an architect. It can then be built "turnkey" by a GU or built "by individual contracts" with construction management by the architect.
Developer business often/typically includes the development and construction of large plots (terraced housing developments, condominiums, ...).
