Developer offer for single-family house - Are the construction costs acceptable?

Wow, now it's getting interesting. At the moment we are living in ERH and want to build in the district of Forchheim (Heroldsbach). The developer is called U2 Bauplan! When did you build and with whom? Nothing is fixed yet and of course it would be great if someone with experience could recommend something from the region. By the way, this is without a geothermal heat exchanger and the other thing doesn't mean anything to me (sorry).

Many thanks for your contribution!!! This whole thing is getting more and more interesting or maybe not (as far as the developer is concerned)...

I had already written to kulka via PM. 12000 sounds tough at first, but you should look at what is included. There are different control elements. The difference from the standard to a programmable one was almost 2000€ for us, then you can install so-called remote control elements in the bathroom and kitchen for shock ventilation. Those are not cheap either. The enthalpy exchanger also costs another 500 as far as I know.

And depending on how many ventilation slots are planned, more hoses also need to be laid.

We have standard without enthalpy exchanger and 4 exhaust and 6 supply air for a total of 7700 including installation etc.

Hello Kulka,

to me that also sounds realistic.

For comparison:
We received a cost breakdown from our architect for a city villa of approximately 160 sqm living space, without basement and without [Kontrollierte-Wohnraumlüftung], for about 265,000 EUR. However, the architect's breakdown already includes the additional construction costs mentioned by the building expert (15,000 EUR earthworks; 10,000 EUR outdoor area (of course only driveway, etc.); 13,000 EUR additional costs) and 22,000 EUR for "renewable energies" (whether in the end solar, geothermal, or whatever. That still needs to be finally determined).
If I compare that with your offer, it is quite close!

There are always dreamers and, fittingly, providers who have targeted these "stingy-is-cool prospective builders"; following this philosophy, you find plenty of information on the net or in recent years also on private TV channels. I have been asked several times whether I would like to be part of a related "report" and declined quite quickly; this show format—tailored to the above-mentioned prospective builders—is miles away from reality...


My first answer to your thread referred to the total construction costs, that is, the first figure in relation to sqm/living space and equipment—I still find this realistic; I simply slipped up regarding the costs of controlled residential ventilation with heat recovery.

The costs of an original controlled residential ventilation with heat recovery are—depending on manufacturer/provider—in the range of €7,000 to €10,000. As "Der Da" already correctly wrote to you, it is difficult to impossible to assess your €12,000 because there are too many unknowns to consider. However, I wonder what is preventing you from consulting your current favorite and having the costs explained to you? If you have a bit more information, it is easier to give a reliable answer; it might be that the necessary/sensible technical building equipment planning is also included in the offer price...

Hello everyone, thank you very much for your contributions!!!

I have an appointment on Wednesday with our potential developer and will go through the individual items with him. Among other things, I will discuss the controlled residential ventilation with him and ask him to simply explain this price difference so that I can understand it. (Stoßlüftung, Enthalpieschalter etc.)

We will probably remove the painting and flooring work. I think we can manage that ourselves with the support of relatives.

@Nilo, does that mean you have planned €22K for the heating or are these in addition to the existing ones? If in addition to the existing one, which one do you have planned?

I would like to thank you all again for the contributions! Slowly there is a bit of certainty in the incomprehensible chapter of the construction project...

No, the architect has planned about 20,000 EUR for the heating. The other 20,000 EUR are listed under the item "Renewable Energies" to have an appropriate buffer for it. Whether we will eventually use the budget for a solar system, a photovoltaic system, a heat pump with deep drilling, or whatever else is still not decided. We are not that far yet.
There should only be an appropriate buffer in the budget for it.
It should be noted that our breakdown is from an independent architect, not from an offer from a construction company or similar. However, we have also received 3 offers from developers. If I take those offers and add the ancillary construction costs, I come to similar amounts!
