Damp wall due to lack of ventilation after screed

The problem is that now the house construction company (Streif Haus house) says: it's the painter's fault, and the painter says that the house moves too much because the beams are too damp due to ventilation.

From my perspective, there are also too many cracks. If a little cracks, okay, but if literally every wall cracks, that seems a bit much to me.

Should this perhaps be discussed with a lawyer?

I find that very difficult to judge if you don’t know why your father didn’t already take action back then. A lot happens between screed laying and house handover... and if you are the builder yourself, you also have responsibility. However, I can also imagine here that it is a developer house, and your father isn’t the builder at all? As a builder myself, I didn’t have these situations you mentioned or quoted from me at all. There was no telephone inquiry nor were there 3-4 weeks during which we waited without supervising the house construction or the craftsmen or without taking photos. One could already assume negligence or tolerance on the part of the builder here. Yes, I would ask a construction lawyer... ultimately, there is also the option to go through the warranty. However, I see many settlement cracks that are completely normal. had explained well back then what to do best in such cases, as you have to expect settlement cracks.

He wrote that the house is from a certain prefabricated house manufacturer... How is that normally with such houses? Are you allowed to enter the house at any time or does it work more like with a developer and you are only allowed to enter at the end?

Whether prefabricated house or solid construction does not matter. What matters is whether you are building on your own property or buying house and land from a property developer. On your own property you are the boss, with the property developer you are only tolerated. I would apply pressure regarding the keys in both cases.

Even prefabricated house manufacturers can act as property developers.

My neighbors built with Schwörerhaus... the installation date was a celebration, and everything that happened afterward could be walked through and looked at. Also by us third parties. However, I don't know if it was locked up in the evenings. My neighbor was there almost every day... just like all of us on our construction sites.
The interior finishing crew (construction team) was there for several weeks and always available.
However, dry screed was used there.

There are indeed prefabricated house providers who only hand over the keys at the very end. Actually quite a no-go. And then not ventilating for weeks would be outrageous. We had precise instructions for ventilation back then, as this also concerns the screed.

But: Can your father be absolutely sure that ventilation was not done according to the rules? When were the walls wet? At the beginning, this cannot be avoided given the amounts of water. If it really had been that bad, shouldn't there also have been mold on the wood?
