Looking for a square floor plan for a duplex - any ideas?

Hello everyone, we are looking for a floor plan for a semi-detached house!

Most semi-detached houses are long and narrow, but our building envelope does not allow that.

We want to live in one half of the semi-detached house
Rent out the other half. We don’t want to be alone.

Development plan/restrictions
There is only an additional statute. Development according to paragraph 34

Size of the plot: 815 sqm

Open construction according to paragraph 34

Slope: yes, on 16m there is a 1.5 - 2m gradient.
Floor area ratio: 0.4
Floor space index: nowhere stated

Building envelope, building line and boundary
8.5m x 16m according to surveyor

Number of parking spaces: flexible
Number of floors: 1.5 - 2 (neighbors)

Other: 1 garden north 2 garden south Wishes/special features/daily routine, also reasons why this or that should or shouldn’t be: we are open to anything, we would like to build something that makes sense! Does not have to be that big! Currently living on 102 sqm + basement and it’s sufficient.

House design
Who is the planner:
We don’t have one yet! The planning below would be okay for us, we would just need to make it quite square, maybe someone has done a similar project?

- Architect: An architect should help us, but we don’t want to commission one unprepared.

- Do-it-yourself: That’s why we want to gather as much input as possible.

What do you like especially? To exploit the building envelope if possible: Why? So that no 100-130 sqm house stands on an 815 sqm plot and we would like neighbors!
What do you not like? The 8.5m width of the building envelope. Why? 10m would be optimal for a nice semi-detached house.
Price estimate according to architect/planner:
700,000 euros excluding land!

Personal price limit for the house, incl. equipment: 400,000 euros per semi-detached half
Preferred heating technology: solar thermal in combination with gas.

If you have to do without something, on which details/extensions
- can you do without: office
- can you not do without:
large kitchen, everything happens in the kitchen and dining room for us, we hardly ever need the living room!

Why did the design become what it is now?
We don’t really have one.

Which wishes were implemented by the architect?
A mixture of many examples from various prefab house catalogs
What makes it particularly good or bad in your eyes?
Not compromising on the kitchen, as it is our focal point.

Bad, maybe planning a semi-detached house? Better maybe a house with a granny flat?

How can we combine family life with room design in a semi-detached house?

Well, then the questions about here as well, you should only answer here from now on.

Hmm ... plot oriented to north? -- Done - YES
Dashed line = building window?
Where are streets and driveways located?
Where are neighboring plots located?

It would make sense to upload floor plans in such a way that they correspond to the plot orientation.

Why do you find the uploaded semi-detached house floor plan useful? You have the option to build much wider. Take a look at the room sections (barely 250 cm wide), parent areas and the closets drawn there ... well, wardrobe areas with little storage space and little maneuvering room.


The room layout does not support that either, even if you swapped living/cooking areas.

Well, Google is your friend. You will find plenty of suggestions there. Here is a reminder that as a builder, of course, you have the opportunity to take a bigger piece of the cake - for example 9m width - and only allow the rental property 7m.

If the land is not, as with ( ), insanely expensive and a rental is supposed to halve the land costs, I would never dream of building a semi-detached house. Especially not with a maximum building depth of 8.5m.

Yes, the dashed thin -- -- -- --
is the building area! The thick dashed line on the right and top at the property boundary is supposed to become a wild hedge, which we have to plant after construction! There is only a buildable plot on the left (not yet built on! To the right and upwards there is a water protection zone II and it is not allowed to build there. We basically only have one neighbor on the left.

The driveway good question? Am I allowed to make it wherever I want? So left or right?
I can’t find anywhere if it is specified!

On Google there are numerous duplex floor plans, unfortunately I haven't found one with a square footprint! Maybe because nobody wants to build it that way?

MadameP I have read all the pages and am following diligently!

Nothing is set in stone, it is an idea, we also don’t need a huge house. A small single-family house on 815sqm of land would be a bit lost?!

What would you build? We are open to any suggestion.....

Why is that? We have 2200 sqm and find it just enough.

I don't think so either! If I had the choice, I would also build a detached house. You can do whatever you want on your land. With neighbors, especially when they are as close as with a semi-detached development, you always have to find an agreement...
In the end, we decided to sell. Renting would not have been worthwhile at all tax-wise, on the contrary, we would have lost money due to the taxation of the income. Now we are selling and speculating on a small profit. But you got that, right?
