Could be roughly right, we don't know your requirements. With blinds all around, 90x90 tiles, Q3/fleece, and a lot of lift-and-slide glazing, every house has still been expensive. Kitchen for 12k should not be a huge problem if we are talking about 10-12 sqm Schüller/Häcker/Nolte without luxury price drivers.
