Reading this thread was truly worth its weight in gold. Initially, we wanted to build a prefabricated house. This was ruled out for various reasons. Our three general contractors had completely different opinions regarding the controlled residential ventilation. These ranged from "it is not necessary in a solid house and we do it without in 90% of cases" to "we could do it upon explicit request" to "we plan a controlled residential ventilation system. However, if you reject it, we will exclude the warranty for mold from the contract."
After reading the thread, I am really happy that the last general contractor is currently our favorite. Our simple thought was to trust the contractor with whom we have the best gut feeling. The controlled residential ventilation was not a relevant knockout criterion (especially since we know someone in building services engineering in our circle and they told us the story about the 'really bad pipes'). Now I am glad that it will probably be the contractor who, for other reasons, offers the controlled residential ventilation as standard.
