Can a covered terrace be counted as living space?

well obviously for bungalows & town villas. Everyone will then build their town villa with little skirts around it. Eaves and ridge height are not regulated on our side.. but they are regulated on the other side. There, the roof pitch is only allowed from 28°.

But your house is located in the area for bungalows, but you obviously prefer the city villa.

I can also build an architect-designed house and comply with the 2/3 rule regarding the number of floors. Then I wouldn’t have any sloping ceilings or other drawbacks upstairs. But since I have a narrow plot, in my opinion, it doesn’t make sense to play around with a stepped floor there.

Yes, but neither your opinion nor your 'we don't want it like that' matters for the building permit. If the development plan only allows one full floor, then it must be planned accordingly, for example with a recessed floor or a correspondingly low knee wall. I don't quite agree with your way of thinking, and even less so with the architect who told you that it would already be fine like that.

Just build a huge bay window and folding terrace doors. Then you have living space and the additional area you need, but for you it's the terrace, with wind and rain protection...

I am surprised that there is no comment about staggered flights in the BP. Usually it says that at least one wall must be set back by 1m....

The thoughts about the terrace are not entirely far-fetched, as I said this text once appeared in the interpretation of the HBO:
• Areas of building parts that protrude beyond the building enclosing walls, e.g. balconies, are not considered when calculating the gross floor area; this does not apply insofar as balconies are covered and not for covered terraces.

But no one addresses this. For me, this is a sign that most people here only express their own opinion without dealing with legal texts and their interpretation.
