Is the cost of underfloor heating completely exaggerated?

Hello,

No one expects, least of all me, that you are an expert in the matter; hopefully, you do not in turn expect me to know more than rudimentarily about the profession of a doctor.

However, I do expect you to provide information that makes it possible to give a somewhat serious answer. Until just now, for example, I assumed that TEUR 730 referred only to the house price. You could have prevented this misunderstanding with the appropriate information.

The note "incl. land" would have been helpful; the cost of the land must be deducted from the TEUR 730. How expensive is the land? (should be around x, comparable to the little sister of nett). Are exterior facilities included in the price, does a private road need to be built, etc.? I also still do not understand what "finishing bathroom in the attic" means. A bathroom in the attic is standard in most designs; shifting a few walls isn’t a big deal.

Please post the floor plan here (don’t forget to remove the provider’s advertisement) and give a more detailed overview of what is covered by the construction description (CD). Only when you provide more information will it be possible to make any statement about the costs of underfloor heating.

What will always apply, however: if you want to buy the project from the developer, you will not be able to exert much influence. On the other hand, if we can shed some light on the matter here—a bad feeling even before signing the contract is a no-go!—it can only help you. If this feeling cannot be dispelled, I would look a bit further. There must also be solvent tenants.

Hello,

I didn’t know that the value of the underfloor heating depends on more than just the area of the house, sorry. So, the 730,000 euros include the 505 sqm plot. The house with basement, ground floor, first floor, and attic (sloped roof) has 203 sqm of living space. It is completely ready to move in with parquet floors everywhere, electric shutters, wallpaper fleece, 1 bathroom, 1 toilet, 1 carport, 1 parking space, terrace. The land price should be between 500 and 550 euros per sqm. If you want a bathroom in the attic and two additional rooms in the attic, 12,000 euros. No private road...

This house (Bauvorhaben, der Grund ist ja in vernünftiger Größe zum brauchbaren Preis) is, in my opinion, about 150K euros too expensive.

It is reasonably equipped, but for the price, some things are missing.

I stick to my opinion. It is too expensive.

However, market prices apply. Not real prices.

After further inquiries today with acquaintances, I was confirmed that such prices are normal(er) in the FFM/Taunus area.

I believe we are slowly approaching a construction-real estate price bubble.

I simply no longer consider such prices normal, but absurd.

first of all - many thanks for the additional information!


Usually, that is also the case. It is different if your attic _only_ received a 3rd staircase run due to the desire to create living spaces there, where previously a folding attic ladder (BET) was planned. Then the extra cost of TEUR 12 "would" be for more than the additional costs of the underfloor heating.

As our new mod correctly mentioned here, an underfloor heating system is actually not worth an extra charge. The costs for installing radiators (HK) versus underfloor heating are roughly the same.


You have already correctly identified it as a shed roof further above. The value 203 sqm only specifies the living area of the above-ground floors, right? I have been trying to get an idea of the floor plan for quite some time.


If I take the average of the mentioned range for the land price for 500 sqm building land and add the extras carport (3.00 x 6.00 m), paving work for carport and terrace (approx. 25 sqm), I come roughly to a land share of TEUR 280. Since you are buying from a builder (BT), there will surely be a share for the access road to be added. Let’s round up to TEUR 290; this leaves TEUR 440 for the pure house project. As you describe the equipment, that fits and is in my opinion not really overpriced for Hesse, if and insofar as it is a reputable provider.

Building is unfortunately regionally differently expensive; on the other hand, you are also not really interested in a standard house.


Underfloor heating in the basement as well?

I am curious to hear what you have to report after your conversation with the builder (BT).
