Is the cost of underfloor heating completely exaggerated?

We have been looking for a house here for 6 years. This is the first property that actually comes into question. We already drive quite far to work and are bound to certain time constraints due to service reasons (on-call duties). The basement will be finished with pipes installed under plaster, but this is already a separate item on the SWL. It will not be built higher. It is not a gable roof, but a slanted one, sorry, is that called a shed roof? An air heat pump is included along with a solar system for hot water preparation.

The 12000 for the underfloor heating is the surcharge compared to the other heating. That means insulation, etc. is already included anyway.

Yes, the price is indeed strange... Underfloor heating and radiators are cost-neutral with "good" sanitary installations anyway...

So if you can really save a lot there, then they would simply have raised the price significantly beforehand

More than trying to take action, you won’t be able to do here. At the end of the day, you have to ask yourself anyway whether you want to pay the 7xx,000 euros for the place or not.

With us, the whole underfloor heating stuff (with no fewer sqm) comes to the 12k you mentioned without a burner. I also find it a bit much – but apparently common with [GÜ] and [GU] (--> but this doesn’t help you, it only influences you in such a way that you are even less willing to pay the 12k).

not necessarily. Often, more insulation is installed with underfloor heating, and the screed is usually thicker because you need about 50 mm coverage over the pipes. That adds up to a few more euros. However, the 12000 € is certainly quite expensive. It also depends on the installed components. There are room thermostats for 25 €, but you can also spend 300 € each.
