Ok - first of all, THANKS for the first answers!

The developer DOES NOT have to advance/front ALL costs; he should "advance" everything (with 2% interest, this should not be a problem for a well-off company for 1-12 months) that has to do with the construction of the house.
For soil surveys, permits, approvals, and so on, however, he should take care of "the work" and inform me IN ADVANCE what I have to pay: I want it that way (after preliminary talks, planning, site inspection, etc. IN ADVANCE)
- Dear homebuilder, all preliminary applications, reports, permits, etc., which WE will gladly take care of, cost between 5000 and 7000€. Please transfer this money by XXX - a fair, honest, accurate billing within the specified range will be provided to you on the final billing day.
- The house construction, with everything that has been discussed and planned with us in super detail, including painting, kitchen, flooring, bathroom fixtures, and exterior work, is entirely OUR responsibility; you will transfer the costs to us after completion of the construction, acceptance, and handover of keys. Then there will be no more rubbish on the property or in the house, it will be clean, and you can move in.
Of course, there will also be a fair final invoice in detail, which is GUARANTEED not to exceed the previously agreed amount XXX.
- In the meantime, take a vacation, enjoy life - and look forward to the house that awaits you "at home."

That can’t be that difficult – I could almost do that by now, and if that were my job with years of experience in the construction industry, it should work....

We built with an architect and really planned everything in advance. Nevertheless, I could now write a book about changes and adjustments during the construction phase

I think that's more wishful thinking when it comes to the complex topic of building a house.... you would rather have to buy a house that is new and you just have to approve it. I have to say we didn't have that much stress, it was more the stress of selecting finishes and some compromises rather than anything that didn't work. But everything was coordinated by the builder. Are you a teacher? No offense, I have some teachers in the family. They tend to be argumentative and too precise in their own way... that usually goes wrong when craftsmen say "we've always done it this way" and teachers say "I ordered it like this and it should be like this."

Hi peilerwen, forget your wish. We are in a similar situation as you, they simply can't do it in Germany. Even worse in East Germany. We really approached the matter with an almost unlimited budget, handed over all possible powers of attorney to the construction company in advance, ordered the so-called worry-free package... it doesn’t work. You still have to sign original (paper) documents, send them, specify countless details exactly, etc. Eine theoretical possibility might exist: Bau mir exactly this model house we are sitting in right now, exactly and down to the last detail without even the smallest change on my property! Good luck searching... Steffen80 is right.

A general contractor usually coordinates the work on your house, but does not employ craftsmen for the individual trades; instead, they commission individual craft businesses. These are the specialists with whom you make contact and can discuss the individual details. There are so many things to discuss on site (for example, the position and height of sinks and toilets, towel holders, toilet paper rolls, the precise laying of tiles, the sockets, etc.) If you inform your home construction company about all this beforehand, I wouldn’t rely on everything turning out as you imagine later on. Mistakes can also happen, which you only discover if you always go to the construction site and check everything. For example, at our place, the wrong bricks were delivered to the construction site, which we noticed right before laying them (otherwise no one would have noticed, as they had the same designation) and the bricks could be exchanged again the next day.

You can hire someone to take care of the side issues. There will be little service as such, since builders like to have a say.

Anyway: decisions will often still be necessary - who is supposed to do that for you?
Let's return to the first sentence - but it is quite rare to let others decide when circumstances suddenly change. In house construction, one can rarely calculate anything absolutely in advance, because the building process takes too long, there are too many trades involved, and there are too many possibilities to implement something.
