Well, there they are finally, the more or less "dumb remarks-comments." No forum without such people! BUT: 90% of the answers have helped me - THANK YOU!

And apparently ALMOST everything goes the way I want it: precise planning with all parties involved in the planning phase and commissioning the expert reports, surveying, etc. at the beginning, then handover with powers of attorney and a fixed sum XXX to a group of construction companies, architect, construction manager and my "Mr. X"; start of construction until the appointment for setting without me; one-time appearance on the construction site for that; then only again acceptance of the house and possible payment at the end. However: supervision of kitchen, painter, floor, tile, and exterior work by the above team - but payment always when the company has delivered... And contact options by email and phone 1-2 times a week - if necessary! That is a compromise I can live with. And the months between completion of planning and start of construction and the months between the setting appointment and acceptance I can then spend in "Neuseeland" I will report whether everything worked out that way....

I skimmed through your thread and could nowhere interpret that anyone wrote that your idea works to your satisfaction.

Where does it say that? -> "...apparently ALMOST everything goes the way I want it..."

Neither a general contractor nor an architect will deliver/offer you the desired service. If they do, then with such price surcharges that will make you dizzy.

Actually, at first I thought of an architect because it initially sounded like that, but when I read that you are looking for someone who should also plan and supervise the exterior facilities + kitchen + broom-clean. I can only shake my head.

Who is supposed to drive to the house twice a day to ventilate so that the screed dries? And that for 3-4 weeks. Is the architect supposed to do that at an hourly rate of over €60?

The architect alone will cost you about €45k for service phases 1 to 9. If he is supposed to do the rest to the same extent (i.e., construction nanny), then another €20k or more could be added.

Now, be honest – do you really think this idea will work so that you come back, find no construction defects, and are 100% satisfied?

That is not true that it doesn’t work. Here in the neighboring town, EBK is currently building over 70 holiday homes, which are then sold to the owners ready to move in. With kitchens, with landscaping, with everything. Here you get the keys, rent the thing out to Jupp and Karla from Bochum. Partly complex models with sauna, whirlpool, etc. So it works. But you have to see it as a holiday home. In Scandinavia, where ebk comes from, it is common that entire villa quarters, as they say there, are built and sold ready-made by such companies, especially in the Copenhagen commuting area, where people from all over the world move to and then buy such series properties from a distance. Get the keys and that’s it. Including grill. Only individual customization and stuff, and oh, can we change the wall just a little bit… no, that’s not possible. Karsten
