Our neighbors built like this and were not on the construction site even once. However, it was a developer from whom the plot also came.

Try it out at Viebrockhaus. I know couples who built with them and selected all the materials beforehand - they were never once at the construction site. I just don’t know how the payment terms or signatures work.

Great that someone here helps without lectures and whining (not always usual!!!)!!! I have rephrased my concern:


My Dream - Mister X

Prerequisites
1. A developed building plot, for which there is a basic development plan, is available and paid for in Zarretin, MV.

Finances
2. In a rough financial plan of €350k, 50% is available in cash, a general financing commitment for the missing 50% is present. Some tens of thousands of euros are held in cash as reserve.

First collections of ideas - brochures - offers
3. I have contacted possible house providers, received initial brochures, maybe also first offers.

Mister X - Consultations - Preliminary planning - Permits - Expert reports etc.
4. X comes into play. He has years of experience with plots, authorities, permits, construction companies, craftsmen, "suppliers", possibly lawyers and notaries - he is an "old hand". He has received this email from me and knows what I want and what he should do. First, he looks at the plot, informs himself about all local conditions/special features/regulations/permits and so on (he knows that much better than I do), receives from me the info about which houses are possible and decides whether he wants/can take the job. For this, he receives an initial payment / possibly also here without payment. Then we meet and see if the chemistry is right. If it is, we continue. He explains to me VERY EXACTLY what EVERYTHING that must be approved/done/applied for before construction; he knows this because he is the expert. I grant powers of attorney, sign forms and so on - and he informs me what is to be paid to him for this second part and how much all these fees/expert reports etc. cost (range - but binding). For example, €5000-7000. Because he is responsible - he wears the hat. Next, he advises me once again very precisely and finally concerning the location of the house on the plot, the house itself, garden and so on. With this advice in mind, perhaps three potential companies remain, where I can now get comprehensive advice again and obtain concrete offers. Ideally, all from one source, worst case but also house, kitchen, painting work, garden facility separately.

At some point, for example, three final offers are available: X then checks them thoroughly in detail, whether anything has really not been considered and/or calculated and makes a real, genuine, complete all-inclusive invoice for each offer for me: Example (X): Look, this provider has only 20 sockets, that is too few, the color of the faucets was not discussed, filling work is not included here etc. pp. Two providers remain. For a second (or third) meeting at these providers, X accompanies me and explains/clarifies everything unclear so far including costs. Finally, X presents me with an overall cost calculation: Mr. P., your house would now, as discussed, really according to all planned costs, cost a maximum of XXX euros. Maybe it can be a few hundred to a thousand euros less - but not more than (5000) euros. That then includes EVERYTHING discussed. Shall we begin? Mr. X receives the second payment - presumably several hundred euros - regardless of whether building actually starts or not!

5. Building decision - start of construction - construction supervision - acceptance
Under the overall supervision of Mr. X, I decide on house provider A, kitchen B, colors and tiles C, floor coverings D, garden facility E., XXXX and finally sign the contracts (again under his supervision) and/or grant X all necessary powers of attorney. Everything is clarified, everything is signed - it can start. Woohoo - I go on a world trip! Mr. X is from now on the contact person for everything and everyone - and contacts me by phone, email, gladly with picture attachments max. 2-3 times per week. I am reachable, but irregularly. X accompanies and monitors the house construction (inside and outside) and absolutely everything that has anything to do with it, deals with the craftsmen, motivates them with free drinks and pushes them if they work too slowly. When the house/kitchen/painting work/garden facility is finished (exactly as planned), he accepts them on my behalf and the things are paid for (I can do that online). But if there are errors, defects etc., he ensures their removal and payment is only made THEN. At the end he takes care of final garden care and basic cleaning - and informs me that I can come back from vacation because my house is ready to move in. At a closing dinner he receives the third final payment agreed upon after the second payment - presumably several thousand euros.

Everyone is happy...

How literally do you mean the world trip you want to undertake during the construction period? – only symbolically in the sense that you don’t want to find a full mailbox at noon, with calls asking whether you prefer black or white or gray cable ties?

Even in periodically booming industries, many market cleanups are currently taking place through insolvencies (and business closures to avoid these in time). The air for customer credit is thin. With an escrow account from which "Mister X" can make progress-appropriate installment payments, I would see the execution as rather feasible. The (in my expectation narrow) selection of providers prepared according to your model might have little overlap with those offering the best product house. Or as a teacher, do you obediently drive a Renault according to the stereotype because of the best financing conditions?

You either have an overpaid architect or have not yet built because even in service phases 1-9 he does not take care of it to the desired extent.
