Great, how one is helped here without lectures and nagging (not always common!)!!! I have reformulated my concern:
My Dream - Mister X
Preconditions
1. A developed building plot, for which there is a basic zoning plan, is available and paid for in Zarretin, MV.
Finances
2. With a rough financial plan of €350,000, 50% is available in cash, a general financing commitment for the missing 50% is in place. Some tens of thousands of euros are held in cash as a reserve.
Initial idea collections - brochures - offers
3. I have contacted possible house providers, received initial brochures, maybe received first offers.
Mister X - Consultations - Preliminary planning - Permits - Expert reports etc.
4. X comes into play. He has years of experience with plots, authorities, permits, construction companies, craftsmen, "suppliers," possibly lawyers and notaries – he is an "old hand."
He has received this email from me and knows what I want and what he should do.
First, he looks at the plot, informs himself about all local conditions/special features/regulations/permits and so on (he knows this much better than I do), receives from me the info about which houses are feasible and decides whether he wants/can take the job. For this, he receives an initial payment / possibly here also without payment.
Then we meet and see if the chemistry is right. If it is, we proceed.
He explains to me EXACTLY what EVERYTHING that must be approved/done/applied for before construction needs to be done; he knows this because he is the expert. I grant powers of attorney, sign forms and so on – and he tells me what is to be paid to him for this second part and how much all these fees/expert reports etc. cost (range – but binding). For example, €5,000-7,000. Because he is responsible – he has the hat on.
Next, he advises me once again very exactly and finally about the location of the house on the plot, the house itself, the garden and so on.
With this consultation in mind, maybe three potential firms remain, from which I now (again) get comprehensive advice and obtain concrete offers. Ideally, everything from one source, worst case also house, kitchen, painting, garden design separately.
At some point, for example, three final offers are available: X then checks whether anything, really in detail, was not considered and/or calculated and creates a real, complete all-inclusive invoice for me for each offer:
Example (X): Look, this provider only has 20 sockets, that is too few, the color of the faucets was not discussed, sealing compounds are not included here, etc. etc.
Two providers remain.
For a second (or third) meeting with these providers, X accompanies me and explains/clarifies everything unclear so far including costs.
Finally, X presents me with a total cost statement:
Mr. P., your house would now, as discussed, really correspond to all plannable costs, cost a maximum of XXX euros. Maybe it can be a few hundred to a thousand euros less – but not more than (5,000) euros. Everything discussed is taken into account.
Shall we start? Mr. X receives the second payment – probably several hundred euros – regardless of whether construction begins now or not!
5. Building decision - Start of construction - Construction supervision - Acceptance
Under the supervision of Mr. X, I decide on house provider A, kitchen B, colors and tiles C, floor coverings D, garden design E., XXXX and finally sign the contracts (again under his supervision) and/or grant X all necessary powers of attorney.
Everything is clear, everything is signed – it can start.
Yay – I’m going on a world trip!
Mr. X is from now on the contact person for everyone and everything – and contacts me by phone, email, gladly with picture attachments max. 2-3 times per week. I am reachable, but irregularly.
X accompanies and monitors the house construction (inside and outside) and absolutely everything connected in any way, deals with the craftsmen, motivates them with free drinks and drives them on if they work too slowly.
If the house/kitchen/painting/garden is finished (exactly as planned), he accepts it on my behalf and things are paid (I can do that online). If there are errors, defects etc., he ensures their removal and payment is only made THEN.
At the end, he takes care of final garden care and basic cleaning – and informs me that I can come back from vacation because my house is move-in ready.
At a final dinner, he receives the third final payment agreed after the second payment – probably several thousand euros.
Everyone is happy...
The first sentence confirms for me that teachers of an advanced age and building do not go well together. A bit naive when you buy a plot and now realize that building (or having it built) is not as simple as leading a class. Probably the plot was dirt cheap because it’s Mecklenburg-Western Pomerania. You asked and no one gave the answer you wanted. Without communication at the construction site it will never work. There won’t be a MR X and if there is, I already feel sorry for him.
