Sure. They are developers. But don't you think they would also do it for an individual customer? If he can live with the concept?

Ok, for a standard run-of-the-mill house without doing any major redesigns, so actually a developer who, for example, builds a row house estate, I agree with you. I have indeed experienced this delivered move-in ready.

Just ask a local construction company if they participate in something like this. In the best case, you get everything from one source. Asking questions and comparing prices costs nothing.

Personally, I am really curious whether you will find someone for your project, especially also within the budget. I will follow the thread and would ask you to keep us updated.

In my opinion, this is at least a classic architect/GC service in the upper segment. If I hadn’t built with a developer, I would have used them just the same. After all, not everyone has the time or desire to constantly hang around a construction site. The architect will then make decisions in individual cases if something is unclear on the construction. In the commercial sector, construction is only done this way, since not every company employs its own site manager. And ventilation, etc., will certainly not be handled by the architect, but by the site management. It’s no different with a developer. Of course, you have to pay for this service in the end.

Not a site manager, but a project manager. And for the "Schmale" budget of 350k, you certainly don't get such a performance.

I guess, half-retired teacher, just before retirement another sabbatical, a little study trip New Zealand, Australia, Polynesia. Culture of the Maoris and so on. In the local winter down under to swing the eggs a bit... then soon retirement, the commute from Zarrenthin to Hamburg goes for two three years. It's by the highway. Half an hour, you're in Jenfeld. Horn, Wandsbek. Needs a bungalow. Preferably a bit bright, with space for lots of Ikea Billy and books. Wood and eco vibe is fine too. Fitted kitchen is okay. Karsten
