It really makes my tie burst by now when I see, hear, read where in the real estate industry the Euro thumb is literally pressed everywhere.

Difficult. We are in the southeast of MUC and the land prices are 400EUR/SQM more expensive.
There should be a certain proportionality between land price and house price, I think. 500TE can be possible if you build a prefab house and give up on some things. Otherwise, I don't think you can build here for under 3000/SQM. We are now in the tendering phase and hardly any offers come back that are under budget.
Does it have to be a single-family house? With this budget, I see a turnkey semi-detached house as the better option. Then 300-400SQM is enough.
I know 2 families who built a semi-detached house themselves on plots around 400-500 SQM. But then you have to find a suitable partner. One family built with friends and the other with a small construction company that took over the 2nd semi-detached house.
We were at a prefabricated house exhibition near Munich and even the manufacturers I would have rather categorized as more affordable offered their show homes turnkey from the base plate for around €450,000.

The house seller is surely interested in their commission and if there is a possibility for them to sell a house, for example in Leipzig or Dresden, that is built in Ingolstadt, it might be cheaper. That only works to a limited extent because all finishing trades are usually sourced regionally again and not all materials can be flown in.
It will probably come down to that. The idea currently still conflicts with me too much to live in a small cabin with plastic windows for the total price. That is probably the bitter learning curve that the current circumstances bring with them.
What is your alternative? And this bitter learning curve, sorry for the generalization, everyone here knows it. ;-) Besides, the "small cabin with plastic windows" will then be located in Ingolstadt.

You could first build with plastic windows and if in a few years there are subsidies for better windows, you exchange them. Also, I want to mention again a quote from one of my favorite popcorn movies "Mr. and Mrs. Smith": "You get used to it."
