Build a semi-detached house alone?

I would also be in a dilemma there. The location of the semi-detached house with an unobstructed view of nature is priceless and certainly makes your own garden feel bigger; on the other hand, a detached house also has something to it, completely separated from direct neighbors. The shorter the distance to the neighbor, the greater the likelihood that you will get on each other's nerves (exponentially). It would be better if the two halves were planned together, so you can plan a lot of free space for each side. And the halves don’t have to look like mirror images.

Still, a semi-detached house also has disadvantages; noise is not insignificant. My sister sold hers after a short time because you could hear every fart from the neighbor. An acquaintance has a nasty and very loud wife; I feel sorry for the neighbor with the daily hassle—I would have gone crazy already.

Yes, that is my urgent recommendation - unfortunately the seller has to cooperate. can confirm to you that a nagging woman is annoying even with distance to the border.

if the wife is reading along, you won't have a friend anymore. Otherwise, even kind people can talk loudly or laugh on the terrace, and even 2000sqm of land won't really help with that. I would choose the better view

Sounds like Pusch. If the houses are properly decoupled, then you don't hear anything at all. Two separate house walls with an air gap between them, then it's 100% quiet.

I don't know if that's comparable. My situation is a combination of bad luck with the neighbors and the dynamics that result from it (by now it’s not just one, but a total of four). And also my personal sensitivity; that certainly doesn't apply to everyone. I would have personally excluded a semi-detached house from the outset, no matter where. I think the chance of hearing noises from the semi-detached house if you're sensitive to sound is definitely higher than on a plot with a detached house.

But semi-detached houses don’t have windows in between. Maybe two single-family houses with a 6m distance and (open) windows are worse than two solid walls without windows. It’s enough if the "noise neighbor" has the window open and the noise hits your own closed window.
